We weren't going to put the house on the market until spring but our realtor feels housing prices are going to continue to decline so we put it on the market yesterday.

Our first showing is tomorrow ... here's hoping! Prayers and positive thoughts appreciated.

Ours goes up for sale next fall (2012). The Austin, TX real estate market hasn't suffered as badly as other areas. You are in our prayers for a very quick sale. Keep us in yours, please!!:a040:

If not there is a new buyers market rule . They see a price and pretty much know they can drop it 30%.

Except for TV which is in a better bubble.

We did this- 29 homes on our street for sale for three + years no offers no movement.

We used TV relocation department after three agents up here failed. Our agent said if you want to move you have to do this. We did house sold the next day.

Could have waited it out but the wife and I wanted to move on with our life's.

Just a FYI for all that are selling. Market is not coming back in one year. It is more like 5-10 according to the news.

My new friend on this site Jim put it in perspective for me. Your selling lower but buying lower. And becaue we are in TV you have a better chance of hanging on to your investment.

Anyway good luck to all it is a stress full time in some markets.

TV has a relocation department in the Sales Office. They will recommend two top selling agents in your area that might be able to increase your chances of selling.

I don't have the number handy but if you go to www.thevillages.com there should be a number for the Sales office.

After being fustrated with our home relators. We got tired of hearing " But your home got the most hits on the web?" And no sale!

So when we visited for the third time our sales agent said try our Villages relocation department.

We signed up they do the market research assign a agent that you are comfortable with.

They have better marketing. However TV does take a chunk of their comission.

It's not for eveyone but you are free to call them and ask for a interview.

Miss Sam and I just got off the phone with our Realtor. Told her to drop the price. Was going to wait for the Spring showing season but the mortgage rates are low Now. Good luck with yours, needing some sales love here too.

Best of luck. Anyone that has gone through placing their home on the market, even in a good market, understands the anxiety.

We placed our home on the market this past summer and we were fortunate to accept an offer within 30 days. My advice, FWIW, is to price it fairly and actually on the low side of its appraised value. Then spend a lot of time, not necessarily money, staging your home to maximize its appearance. Gone are the days where you price your home high and negotiate down. That will not work in today's market.

We are putting our home on the market next week, but only for about a month - if it doesn't sell we will take it off the market until April, after we return from renting in TV for Feb/Mar. We live on a lake and the lake season in Missouri is about over, so if it doesn't sell fairly quickly it will likely not sell until spring. I will try to sell it myself, as I have done five times previously; I spent 10 years as a realtor, and have been in sales and marketing for 40 years, so feel comfortable going on my own. Lake property is a little different, as the market is soft, but not depressed, as people who want lake property tend to be a little more affluent, and not as affected by the ressession as many. If luck is with us and we sell quickly we will be down to buy a pre-owned property very soon. Pat and Bob good luck with your sale and hope to see you in TV very soon. :a040:

Good luck---hope things are selling better where you are. In IL our home has been on the market 7 months with no offers. And we've just kept dropping our asking price...Too bad, the moving truck comes in 3 weeks anyway. TV, here we come!!!

Our home sold in one month. That is, after watching many television shows on how to stage one's home using contemporary furniture, taking our own pictures of the home and insisting the real estate agent use them on the internet MLS site :-)

I have two important pieces of advice from folks on this forum.

We took them both to heart and our home sold in nine days with a bidding war!!

The first was from Bill n Brillo who said.."Price it as low as you can stomach".

The second was from Swimdawg who said " Ask Father Baker to help you sell your house, (Father Baker who is now enjoying his rewards in heaven was instrumental in having the Basilica built in Buffalo, New York.)

I don't know which was more helpful..

We have slept in our new Villages home three nights now.

I definitely have fingers crossed........and as Gracie said, I will put in a good word to Fr. Baker. Can't hurt....might help!

The mere fact that we will be living in ST. JAMES will put a smile on his face, right? Who is St. James anyway? I know St. Patrick.....and a few others....but St. Jim????

Looking forward to seeing you two.....sooner rather than later. :)

Our home has been on the market for 7 weeks now. We have lowered the price and it is uncluttered staged, etc. We have an awesome Realtor, and am hoping it sells soon. In some ways it is hard to sell it, as I designed and built it myself.

My wife says that weather it sells or not, we ARE spending this winter in our Florida home.....so regardless we hopefully get the privilege of meeting many of you good folks soon. I'm still believing it will be sold soon and that we will be down there for good before the close of the year...

With all of us who are doing the same thing, we should all "think good thoughts", "Pray for each others sale", etc, etc.....

We bought down there 5 years ago.....seems like just yesterday. I'm praying this last chapter goes fast and our new life starts soon.....

The saint who helps in home selling is St. Joseph! Google him! I did and we are closing this Thursday! Might sound crazy, but all I know is it sold!

I had the St buried as per instructions next to the for sale sign facing towards TV.

Four years later and over 150 feet away from where he was planted I was mulching the gardens in front of the porch, heard a clunk saw the head of a figure. Pulled it out and it was St Joseph!

Is that weird or what?

Gave him a bath put him on our sink window sill and the house sold.

He's hanging out slightly chipped in our rental and coming to TV

We just came to terms on a deal today. Paperwork will be signed tomorrow. Since the buyer is a contractor and has been through the home extensively, they are not requiring an inspection and are taking the home as is. Also, it's a cash deal, so no banks and appraisals involved. I won't start to rest easy though, until the paperwork is signed. After that I will begin to breathe again. I agree, it is an emotional roller coaster that we've been riding for the last seven months. Best of luck to you!

We just got an offer tonight.....we have not countered yet. Even our Realtor said it was an unrealistic offer and a contingent one.....we have not even decided for sure yet if we will even give a counter offer....We'll see.

Why wouldn't you counter? There's certainly no harm in it and maybe you'll come to terms. You don't know if you don't try!

You're in Batavia NY and winter will soon be there!

We had several offers and they were all far below the asking price. We were insulted at first, but finally realized that people think they can get something for nothing in this market and with all the foreclosures out there, they do. What helped us is that we had two very interested parties and a bidding war followed which drove the price up somewhat. We made lots of counter offers until we finally got a price we thought we could live with. We probably could have gotten more from the other party, but that was contingent and we could not pass up the terms on the deal we made.

I bought a house in Winifred in July. It was in the Village I wanted and it was the model I wanted and the price was sooooo good, I figured it was meant to be even though I had not thought about retiring any time soon.

A few months later and I feel with the passing of each day I am more than ready to make that big move.

I have my house rented through April 2012 (yea Villages). And that was with almost no effort. I received so much help from this website and the wonderful folks who shared their information with me. So now I am thinking do I want to wait until the Spring/Summer of 2012? If I sell now I could rent and/or spend some quality time with my sister and bro-in-law who live in Tall Trees.

Swimdawg, I could use a good word to Fr. Baker on my behalf! I planning to put my home on the market in February, that is if I can wait that long.

Here's the flip side. We visited the Villages over Memorial Day, put a deposit down on a lot so we could build within a year. We figured it may take a while to sell our 33-year-old home in Miami so we put in on the market around the middle of July after obtaining a professional appraisal and thoroughly researching market values in our area. We listed it for $15,000 more than the appraised value and sold it the next day for the asking price. For the last month we've been living in a rental apartment while our house in TV is being built. Closing is scheduled for Dec. 28th. TV here we come!

Pretty & price are selling homes! Take it from a realtor in the Metro Milwaukee area who just sold another home for folks headed to The Villages. We will be down to Villages in 3yrs.
