We have been looking for estimates from reliable contractors for some after market jobs we would like to do (enclosing lanai, additional outlets etc.) I called the warranty center to see if they have a list of reputable contractors. I was told that you need to use the contractors that worked on your house while it was being built or you will void TV Warranty. This doesn't seem correct to us because so many of you have given references for some very good companies who have completed after market work. Can anyone tell us what the real scoop is here!!! Thanks

If your house is still under warranty, work done by an outside contractor voids the warranty for that area, but I don't think it entirely voids all warranties. That is, if you replace the toilet and bathtub, your kitchen tile will still be covered but not the bathroom. If I were the developer, I certainly wouldn't want to be responsible for work done by someone I hadn't authorized.
Alternatively, wait until the year is up and then do upgrades. It would give you the advantage of being absolutely certain of what you want, who you want to do it, etc.
