After 4 months and more than 50 showings but no offers, Boobear read about Gracie Girl baking cookies and taking the price down as low as we could stand so we decided to give it a try. We called our agent and asked him what price we could put on the house to spur some offers. We came up with a figure he was sure would create some excitement and one we could live with so we signed off on it.

We went to the nearby Super Target and stocked up on ready to bake Tollhouse chocolate chip cookies. Before the next showing, we baked up a batch and put them out on the counter with a note that read "Please, help yourself". The house smelt great, the cookies got eaten, there was a note on the counter thanking us for our hospitality but no offer. A two days later our agent called, there were several agents that wanted to show our on the same day so more cookies went in the oven that morning and out on the counter with the note.

SUCCESS!! :a040: A few days later our agent brought by an offer which was a few thousand more than we had talked about.

Can hardly wait to start our new house in St. James.

Omigosh. I can't take credit...It was Bill n Brillo that told us that. And he rarely sticks his neck out but he was so sincere in this advice. Thank you Bill and Sandy.

Thanks for setting me straight GG. And thank you Bill and Sandy. The smell of the chocolate chip cookies works better than air freshener. Who wants to smell fresh air when you can smell fresh baked cookies. :1rotfl:

We will try it also!!! We are now going to list with a local agency that has been tops here for the last 5 years. We also will reduce the price. I want to have coffee with Gracie really soon!!!!:bigbow:

Just had to chime in! I was in real estate for years in NC and we used to put some vanilla flavoring in the microwave for a couple of minutes and it adds a lot of aroma to a house. We learned in GRI that the aroma of food does something to buyer's brains making them want to buy!!

You are right there is something to it. A local grocery store chain in Richmond positions their bakery near the front entrance so you are greeted by the smell of fresh baked bread every time you enter. Also, we just visited our state fair and noticed that one of the BBQ vendors aimed their exhaust vents toward the crowds instead of out toward the back of thier booth like most of the others. They were doing a brisk business.

I liked the vanilla in the microwave thing but the leftover cookies probably taste better. :1rotfl:

And hotels have started with signature scents --some of which I find annoying --they would do better sticking with the cookies!

Congratulations and welcome fellow St James resident. We simmered apple cider with cinnamon before showings every time we sold a house. Seemed to do the trick for us.

Hey this gives me a great idea for a new product. An aerosol freshener that smells like fresh baked chocolate chip cookies. I’d call it Chocolate Whiff.
