View Full Version : We are almost Floridians.....!

There are a few good folks here who have asked me how our 5 year long quest to become Floridians is going.
I have sold the last 3 homes I've owned myself, so in the beginning of summer I started marketing and working on selling my home. We almost had it sold a few times, but each time if fell through. We then a couple of months ago listed it with a good local Realtor. We then had a few more "close deals", but each fell through. We lowered our asking price 10k and installed new carpeting.
We signed a purchase offer last week. We took a bit less then we wanted, but it is a cash deal, ( common down there I know, but VERY RARE up here in NY).
The home inspection went well today. Now we just wait 48 hours to see the results of the Radon test. We are praying that the radon test goes well, as I do not want to spend any money mitigating Radon, as it can be a costly fix. I'll know those results on Thursday.
If all continues to go well, we should close the first week of December. My youngest son is closing on his new house this next week or so, and he is taking most of our furniture. (Everything but our bed...I think it just creeps him out...lol.)
Since our Florida home is fully furnished we are moving very little.
I'll feel better when closing is over, but as it stands it looks like I may never shovel another flake of snow..........Yippee!!!!
We bought our Florida home 5 years ago....and patiently waited for this day. The selling process has been very difficult, but I'm hoping once we smell that Florida air again and know we are there for good all this stress will be forgotten.
Looking forward to then meeting many of you good folks.

Now THERE'S a bit of good news, Frank! Hope it all goes through.
From the FWIW department, here are some thoughts re: the radon scenario -
If the general area your NY home is in is prone to higher than normal radon levels, plan on your home not meeting the approved spec. We knew for a fact there was no way our prior home in OH was going to pass the test given the statistics for the area. Sure enough - epic failure. The buyer wanted us to cover the complete cost of installing a mitigation system, etc. What I wanted to do was protect us from any issues involving the actual mitigation and getting the measured radon level down to an acceptable standard. The estimate the buyer had in hand stated a price range, based on what all might be encountered in installing such a system. That's what he wanted us to cover. So we countered with giving the buyer a credit at the closing of the low end of the range, anticipating that he was just wanting cash in his pocket to help offset his closing costs rather than actually having the system installed. AND......I also insisted he sign an agreement stating that if at any future point he chose to install the system and it was unable to achieve the designated radon spec level, we as sellers would not be held liable. He accepted it.
The radon deal is a funny thing. Some feel it's smoke and mirrors - somewhat a non-issue. Others feel the opposite - that it's a valid concern. Regardless, we wanted to get it off the agenda without going through having a system actually installed - made the most sense to me. Let the buyer do it themselves without any involvement from us as sellers!

Congratulations Frank.....good luck with the radon test. My home up in MD is in a radon prone area. I had no choice but to install a radon mitigation system. No one would even look at the house without a test showing the radon level was at or below permissible limits. Fortunately the system did the trick and test result came back well below allowable amount. Bad news is there is a fan in the garage attic that now runs 24/7 and has a slight hum that can be heard several places in the house. Oh well. Fix one thing mess up another.

Congratulations Frank on the sale of your home. I hope the radon testing and closing happens with no problems. The thought of not having to shovel snow is wonderful and I couldn't be more happy for you.
It couldn't happen for nicer people. :)
I know you are moving close to TV but I hope someday you will stop by to meet some of your friends on TOTV.

Oh you are so lucky! Hope your closing goes smoothly. If you change your mind and miss the snow, I can put some in a box of dry ice and send it to you via Fed Ex in about 3 months or less from now. :)

Thank you all. This has been a 5 year process, starting when we did the first crazy thing in our lives.......bought a nice house in Florida. During the last 5 years I have carefully planned a retirement/pension strategy and a transition to a new life that should keep me busy.
This week both the Home Inspection and Radon test went well with acceptable low Radon levels and no major problems at all. I think next comes just updating the survey and Abstract/Title and having the health dept check the septic system. Should be no problem, as it is only 10 years old.
I reserved our ABF Relocubes. My son closes on his new house this week, so he will take most of our stuff anyway. I can hardly believe after all this time it is really happening....
