Hi all

Please bear with me as I try to "fake it and make it" here. This is all new to me...TV, forums, et al (Latin for et al)...so if I inadvertently step on your toes or drool on your blouse while searching for a hug, I'll just apologize in advance....

Briefly....I'm Dennis, 68, single, from Quincy, MA and, in the middle of the recent October snowstorm in New Eng, I headed for TV and a 4-day Lifestyle Preview (or whatever it's called) visit. My second time only trip to Florida. On Day 2 I put my name on a lot on Yarborough Way, Sanibel! Ta DAA!!!

And now Tuesday, Nov 15, I'll be back for a few days to meet the Designers to really get things moving...and then move in what?, Friday?? I wish!

Anybody know a good, and available, attorney to view things before I hock my kids/grandkids? Sales Ofc sez I don't need one, but a 20% non-contingent, nonrefundable down payment sounds to me to be as big a gamble as when Lady Godiva put everything she had on a horse.... Thoughts??

Welcome to TOTV. Congratulations from a TV wannabee on your purchase in Sanibel. Hope your home construction and move go smoothly. If you read TOTV and post questions, you will learn a lot about moving to and living in TV.

Bos....congrats on discovering TV and all it has to offer. Will no doubt be one of the best life decisions you've ever made.

Thousands of very smart and careful people have bought new homes "the Villages" way over the past so many years. I personally know of no one who has enlisted an attorney to review the docs or be present at closing for a new construction home. The building, financing, closing, etc process is a well-oiled machine that simply works. So, get an attorney if you need one to help you sleep at night. But, perhaps, take some comfort that so many of us have walked in your shoes and got through the process "like butter" without an attorney.

We left Taxachusetts about 7 weeks ago, and moved into our new home in The Village of Sanibel, about 3 weeks ago. We were also going to get an attorney to handle our purchase down here, but realized that a lot smarter people than I have reviewed everything, and still purchased their home without an attorney. I also got the impression that there is very little, if anything, that The Villages would allow to be changed in the contract. I also feel that they have too much at stake to try and slip something into the contract. Word-of-mouth is very strong around here. But if it will make you sleep better at night, then by all means retain one.

And thanks also, Villages07 and PeteDz, re: your atty thoughts. I kind of expected as much but just hadn't seen or heard anything as specific as your comments. It certainly helps me, and perhaps a few more newbies along the way. A "well oiled machine" indeed!

PS What will help me sleep is avoiding any closing fees (eg, atty) I can! lol

It is what it is. Attys. Can't change the closing costs. This may be the last risk you take in your life. That is how I felt 2 years ago and there was NO risk. All went smooth.

I just signed the paperwork and plunked down my 20% yesterday without an attorney. The process is the process. Very smooth and clearly written. No legal ease at all....

The toughest decision you will have to make is what color tile you want ...

You're right 'bout the tile, etc. Have felt all along I'd be needing an Interior Decorator more than a closing attorney. Too bad they cost more. I guess that's why God invented the Open House.....

I think you are making the right decision. We didn't feel we needed a lawyer. If you read the small print they will take your firstborn grandson, but ours was cheeky last week.........

Welcome to the happy place! I lived in Connecticut for 32 years, and they do use attorneys there for closings, but here in FL the agents are well qualified to handle the logistics and paperwork. (A foreclosure or short sale would be a different matter).

You will be amazed by the sunshine here year round. I think it will transform your daily life! All the best to you!

No need to worry. Closings-- and house building-- in TV go like clockwork. It's incredible really. Remember to save some $ for a golf cart. :)

So far I've hocked 2 of 3 kids, 4 of 6 grandkids so it looks like I'll make it!!!

BTW, anyone know why my uploaded photo appears on my User page but not when I post??

BostonCelt, for your photo, try clicking on User CP on the far left of the screen, click on settings, click on edit avatar and choose which photo you want for your avatar. Hopefully that will work for you.

Good idea about hocking family members to get to TV. Since I don't have kids or grandkids I'm thinking of hocking my 3 nieces... :)

Just back to MA after giving TV my 20% and a big promise. Even bought a golf cart while there. What next??

Closing set for 1/27/2012....NOT that far away! Anyone wanna buy some pencils?? They make great Christmas presents, y'know. A snowblower? Shovels? Windsheild scrapers make terrific Stocking Stuffers and I've got just a few left....

They should be bangin' the nails at 528 Yarborough Way any day now, so I better start thinking about what I did and what I'm going to do about it....
