Playing golf with a fellow the other day when the conversation turned to where we bought in TV. Mentioned our village and he begins to tell me how lucky I was as, being north of 466, we now in control of our own destiny. The developers have turned over control on everything north of 466.
I don't mind to tell you that being so new here I couldn't even figure out the right questions to ask him for my clarification. I never heard that before and didn't want to show my open doubt to his statements.
Anybody shed some light on this?

We have a form of government in the villages called community development districts. When the builder first develops a "district", all the members of the community development for that district are appointed by the builder since he is the only landowner at that time. As people start buying homes in the district, there is a slow (I think 5 year) transition until all the members of the district development have been voted in by the homeowners. I would recommend attending one of the classes given by our CDD. They are very informative about this type of local government. I see that you are a senior member of this board, so I apologize if you already knew this and if I have answered the wrong question.

What Brost said is true as far as your local numbered CDD district government.
What your golfing buddy might also have been referring to is how the amenities are sold by the developer to the central CDDs. All the amentities N of 466 and a couple south of 466 (Laurel Manor, Pimlico rec center and its 3 exec golf courses, and ???) have been sold to the central CDDs. Everything else S of 466 is still owned by the Developer and he gets the amenity fees for the rooftops associated with these areas (and has the maintenance and operation responsibility for those amenities).
The ongoing IRS investigation has delayed future sales from the Developer to the central CDDs.
The CDD class Brost referred to is a great intro to our somewhat unique form of local government.

Thanks guys for the info. Now I know I'll have to get more involved information wise. I hope things won't change from the idyllic community as we now know it. New governing bodys (which I have been on ) love to throw money at things which meant increases in monthly fees rather than budget and prioritze projects with long range plans for infrastructure replacents etc.
He mentioned this arrangement has been in effect for over a year. I am just looking for personal reinforcement/reassurance that things won't drastically change...
Things seem OK now so that may be a good sign?
