Our turn for the ride to begin and we need your HELP !!!

The House is painted inside and out, downsized to 7 pieces of furniture. What has not been given to the kids and friends, sold at yard sales or thrown away was moved to our house in the Village of Pennecamp. St Joseph statue is buried and signs listing realtor are in the yard, so it's officially "FOR SALE." We can't wait to become frogs.

Each time we come for a week or two visit, it gets harder to leave. We are looking forward to not having to leave anymore.

So, we need your help, prayers and anything else you can call upon to get this house sold. The housing market in the Atlanta area is really depressing and it's our hope we can get out of here quickly. WOW, it's been a long year getting ready for this day.

Ok I totally understand. Helped my friends move in this mkt. too. Have you offered the realtor an add. $2000. to the realtor who sells your home? That brings many showings cause the realtor wants the popssible extra $$$$.

Front yard, porch, squeeky front door by chance? Check everything. Has the entrance been powerwashed? oh well just trying to help. Good Luck and let St. Joseph do His job. All is done in His time and not ours.

Price it as low as you can go and don't budge from that.

We had TV relocation program help move our home for us. Was worth the money and less stress

Have you considered renting your house? We moved from the Atlanta area earlier this year, and because of the depressed market could not sell our home. We listed with a property manager and the first person that saw our house signed a lease - the rent well covers our mortgage.

I can tell you this, Prayers work. I buried my St. Joseph's statue and said the Prayer with it every morning. Three days after I wrote the 20% down check and committed myself to build the offer came and I close the end of this month.

If you walk the right path the way will be shown to you always. It will happen and now you're in my Prayers as well. After you close dig up the statue and bring it with you for the new house.

This seems to be the common thread in today's real estate market. If the house is priced according to what the market will bear, it WILL sell. Will you "break even" as you're hoping? That would be great! But if you have to take less, it'll be worth it in the long run - you'll get to TV sooner and the anxiety of selling your home will quickly be forgotten.

Whenever you think about your "for sale" home, put a big smile on your face, imagine a big SOLD sign out front and get exited! Practice your "happy dance", even if it seems silly! Send those good vibes of Thank You! out into the universe.
Can't hurt a bit... you'll feel wonderful.. and clear the way to allow what you desire to come to you.

That, couples with all of our hopeful wishes, just has to work!

Sending positive thoughts your way! While I haven't sold a home (yet) the "as low as you can go" idea seems to be working for the people on this site. Most are even talking about bidding wars pushing the price up! :)

Congrats! We also wound up renting our house. The renter is a border patrol agent and he signed a two year lease and the monthly rent covers the mortage, house and car insurance and most utilities. If it gets too stressful call a good property manager and rent the thing. It will always be available for sale later when the market picks up (which will not be for quite awhile, I know....). Don't stress over it....as Pturner asked me " do you own your house or does your house own you?" We deceided we owned it.....

Welcome to the Great Real Estate Selling Rollercoaster Ride. Fasten your seat belt and open your mind.

Clean and neat counts. Keep the point of entry to your home free of spider webs and debris. Avoid strong cooking smells (like fish or onions). Make sure all lights are on and working when you have a showing.

I sold two houses (my Mother's house and our house) in seven months in Maine (talk about a tough market) this year by ASKING FOR AN OFFER from someone who seems somewhat interested but can't quite seem to make a choice on which house to buy. Both parties didn't make an initial offer, but once negotiations began, they hung in there to a successful sale completion.

Don't expect to get what YOU think your house is worth. Be open to 85% or so of what you think it is worth. Don't worry, you'll make it up on the other end even if you are buying new because once TV is built out the demand for homes will still be there and home prices will increase significantly.

Make certain he is buried head down. My neighbor buried St.Joseph head up; no offers. After we spoke, he dug up St. Joe stood him on his head and had an offer in 2 weeks. Good Luck!

On our one day visit to TV we spent 3-4 hours with the sales team. Did you know they will help you sell your house? They do extensive research on the housing market your in and find the top two realtors in your area. They will share that information with you and you can choose which agent out of the two you want to use.

I'm not certain if this information would pertain to you seeing as you already bought a house in TV. However, its worth a phone call to see if they can assist you in selling your home.

I hope I'm not going to "jinx" myself here, but we signed an offer on our home this morning. We've been on the market for almost 4 months. A realtor, not our realtor has shown our home twice to folks and just last night called and wanted to show it again. We left, had dinner out and returned about two hours later. Not thinking much about it, our realtor called about 10:00 PM and said the family that saw the home this night wants to make an offer. The offer came in mid-morning today and was 4 thousand dollars off our asking price with very little asking of anything else. Of course we jumped and accepted...signed and sent back. The package even had a letter of authorization from a bank. We have our fingers crossed nothing stops this from going through...

:pray: for us that nothing goes wrong and this sale goes through... PLEASE

Congrats Tommy! Your day was similar to ours... Listed our house 2 weeks ago here in North Alabama..Had a showing sun and again wed.. offer was made last nite and we got the call this morning with a followup with our Realtor to accept the offer.. Hope the Inspection goes well and we can close on the 30th of April..We will be making a big change going from county living on almost 4 acres to very close living but with so much more to offer in the long run. Hope to see you in the months ahead! :wave:

totally Understand! Need to find the St. Joseph statue. I buried one in CA 16 years ago during a bad,but not this bad market,and said the accompanying prayer daily! Sold before the other houses on the street! Fo course, it was freshly painted,had a pool....
So where did you find the statue? I have been thinking of getting on line to look as my church does not have one and the local religious shop has no saints!
Good luck with your sale and we should all pray for each other ... That would result Ina better economy,wouldn't it,!!

We are in Newnan, Georgia and we are experiencing the same. Our lot is in Sanibel. We visited last week. Our last visit was in August. Could not believe the progress. TommyT you are right....we did not want to leave. We met some of our neighbors and just camped out on our lot for a bit just wishing......I may have to retreat to "THE STATUE" too!!!!

I googled St. Joseph and found a statue on line. I buried him and he worked for us. We were in small Arkansas community where it normally took a long time to sell. We sold within in the normal time. So try St. Joe. Can't hurt.

We feel your pain. Were waiting for our house in Cumming ,Ga to sell or I mean give away. Ready to cut our losses so we can move to The Villages asap. Market is so poor but know we will have to sell for way less than we bought.Keep he faith

I used Google (http://www.google.com) and found the statues for $6.50 including shipping. :a040:
