View Full Version : Buttonwood vs. Haciendas of Mission Hills

I am looking for some advice from my fellow Boomers,
I have the opportunity to purchase either a Bougainvilla in Buttonwood or an interior courtyard villa in Mission Hills. Since I am new to TV, I need the advice of those of you who may have a better handle on the finer points of location, location, location. Much appreciated!

Mission Hills is a great location. However for me it would depend on where in Mission Hills. How close to 466 and traffic noise. Now many will say what traffic, but for me that would be an issue. So closer to the lake, great, closer to the highway which will only get worse, not so great. Mission Hills is halfway between LSL and Spanish Springs. Great place to be.

Buttonwood will depend on how well Brownwood succeeds. Will it be another great town square like LSL, or will being on the perimeter and close to Wildwood cause it to have other issues? Will 466a develop like 466 and have the shopping and places to eat you want?

Mission Hills has good access to everything The Villages already has, a known quantity, Buttonwood may be better or maybe not.

All else being equal, I would select Mission Hills as long as I couldn’t hear the 466 traffic when sitting on my lanai.

Mission Hills is very accessible to a lot of things. But I think getting in and out is gonna be a real problem once it is built out....for ALL of us. The congestion on Morse at the traffic circle is gonna be AWFUL.

I agree with the traffic concerns already mentioned. Also look at where the golf cart paths are in relation to the properties you are looking at. The larger TV gets geographically the more people are choosing gas carts which are noisier. Lastly a new neighbor recently mentioned that he wished he would have looked at traffic patterns before buying his home because they get headlights shining in their living room every time a car drives around the corner near their home.

We were going to buy in haciendas but my husband reminded me i would have to drive the bridge everytime i went to LSL and below. I hate taking the golf cart over the bridge its so narrow so off to buttonwood and beyond

We bought at the Haciends as on the view side, teh first one because it only had one wall, we can see the new park being developed and can see out to LSL and also some of the bridge but it is not noisy as we are well off the road and found the total view inetresting-water and marsh ahead with a full view out to the side of LSL, the bridge, sunsets, and we have the dead end so not traffic lights. It is totally private, no one will ever build to the side or in front of us and we have a huge yard and are putting in a 30 x 50 birdcage. There are some of teh villas that are right near the hughway but there are so many that are not and the community is quiet and lovely.
We drove many times over the bridge and it was not difficult. Also we cannot hear the golf carts but we can see them if we look going around a corner near the tunnel. It is all an interesting view including the gorgeous trees.
I like Button wood a lot too and we looked there but wanted to be close to LSL and it is an easy dash to SPanish Springs too. We thought the HAciendas were a perfect location. Wherever you go it has to suit YOUR needs!

Though Haciendas are Villas, these are quite expensive Villas and some have very beautiful sights by the water. I would, however, share the views regarding traffic noise of 466 and congestion of in and out traffic. Regarding Buttonwood, there are very many executive courses near by, so if you are a golfer, you don't need to go far. Cain Garden Championship Course is near by also.

Yes there are villas close to 466 that will hear the noise but all I am saying is that there are SO many more available, it is a huge area, that are not by the highway and it will be very quiet. The inner villas are not so pricey, almost $60-80,000 less than the view side, some $100,00 less. I am not trying to convince you to buy the villas but I did my research before we bought out water view one. The ones further down from us have the marsh and water views but we chose the first for the more open sided and direct views, even though we can see the bridge. The trees cover a lot of the bridge but also we liked having the option of watching the water or activity. Last year we saw a house in Buttonwood we loved but of course it was gone this year. I have met a lot of terrrific people from Buttonwood and yes their executive courses are plentiful!

I would think there's a much better chance of NOT having sink holes in Buttonwood. Areas North of Rte 466 or near it, and large bodies of water, are more susceptible to problems with sinkholes.

I better learn to swim! We bought sinkhole insurance. We also now live in Seattle, earthquales are a worry too! We seem to go for the risky places! But the view did mesmorize me and I just loved it!

We just purchased at Mission Hills and are near 466 - but very little noise, and what there is, is constant and not loud - actually, after 2-3 minutes standing out in our courtyard you forget that it's even there. We've spent many hours having patio parties (haven't closed yet so we can only enjoy the patio and porch and much to my surprise, the noise isn't an issue (and no, I don't have any hearing problems - lol). Fortunately, where we are, there aren't any trafic lights so no stoping and starting sounds. Re: congestion, there are going to be 2 or 3 exits directly onto 466 so hopefully the turnabout won't be nearly as bad as it could be. All this to say, I'd seriously give Mission Hills a good look and if you like it - BUY baby BUY. Good luck and hope you enjoy wherever you buy in TV.

What are the cost of bonds at Mission Hills? Buttonwood?

Ours was $15,000 for a view hacienda.

Ours was also 15k for a non-view, but premium lot (our courtyard is 2-3 times as large as some - and our home is at the end of a street so it has 2 extra parking spaces out front).

look forward to a party in your yard and being neighbors. The yards are great, we are bringing our ENglish and IRish Setters and the space was definitely an attraction! We are also at a dead end but I do not think the spaces at the end can be used for us, I think they are for visitors?

Let me bring this four month old post back. Someone mentioned that it will be busy traffic getting to Lake Sumter from Hacienda's at Mision Hills. Can anyone living in Mission Hils villas give me an update on traffic getting in and out? Thanks much!!

The OP was asking about location....and in most places in the USA that would be a major concern. It is my opinion that it is less important in TV. I think many have preferences but what one may not like the other will. Most places in TV have their merits. Jane's place sounds perfect!

Another thing to consider is what type of home and location do you really want? Like privacy? have pets....these are issues that cause many to choose a CYV. Need a big garage? more space? these are issues that lean a person to choose a designer home....Just my thoughts. Note we have not decided what we like yet....we have time to decide....but there are plusses and minuses to both.

I bought on the water at Mission and LOVE IT. There are still more coming in that area. My neighbors across the street love their inside villas too. For me it was LOCATION, LOCATION, LOCATION plus I had friends close to LSL. And already new ones in Mission. I agree with the lady you have to decide what your needs are. The thing about the Mission Villas is they are much bigger than original villas - mine is 1791 sf with out the two car garage so it is plenty for me. 3 BR 2 B - great room that completely opens to the lanaii. I bought a lot further south but as soon as these opened it was no contest for me. Hope you find the ideal spot for YOU.

Kettlecove was asking about Buttonwood ---not Brownwood. Buttonwood is a great younger neighborhood and as was mentioned, has some great golf courses. Buttonwood is somewhat in the middle of Sumter and Brownwood.

The biggest negative about Buttonwood that might scare you away is... I live there.

I did spend ten days recently at our home. We face the water, the park and teh bridge. The bridge is never that busy, it is entertaining sometimes to see the carts and the lights at night. I also had a car and came in off the bridge and 466 many a time, no problems.
