I see on the December VCDD Utilities Bill that the amenity went up about $5 dollars to $144.49. What is the procedure (if any) to raise the fee. After build out, will the Morse Enterprises raise the fee even more steeply each year?

Increases are limited to the Cost of Living index. As your Social Security check goes up, so does your Amenity Fee.

When was the last time the Amenity Fee was increased prior to this $5? Hope this does not happen every year...

Just looked at ours today, coincidentally. It increased from $130 3-1/2 years ago to $133 to $136 and will most likely increase again in April.

As it is tied to the index, it can actually go down. Ours went down in 2009 and then back up in 2010.

The amenity fee goes up annually by the CPI. It occurs on the month that you put the down payment on the house - not when you closed.

I may be wrong, but I believe the amenity fee is adjusted annually based upon the change in the government calculation of the Consumer Price Index. You can look it up in your Covenants, Conditions and Restrictions document under the section on the duties of the developer or the Community Development District.
