I've been pouring over resale homes and I'm seeing a huge discrepency in the amounts of property taxes even though the homes might be similar in price. For instance, CYV's seem to be quite high. Is this just a matter of the county in which it is located? Or what?

It's possible that the homes with lower taxes probably reflect the Homestead Exemption.

Discrepency could also reflect unpaid bond

A Villa or House with a view is taxed higher. Also improvements may raise the tax bill, pools, birdcages, etc.

Not because they have a view but because of the value of the house and lot.

One thing that affects the recorded property value is "portability" if your prior home was in Florida

Florida primary residences are protected to a maximum percent increase in the assessed value each year by legislation known as �Save Our Homes�.

Without the portability provision, if you moved you lost all of the assessed value savings created by Save Our Homes and your new home was assessed at current market value. The Portability Amendment literally made that tax savings �portable� so you can now transfer up to $500,000 of your accrued Save Our Homes benefit to your new home.

The "Welcome to Florida" financial seminar that is advertised locally addresses the Florida Homestead tax issue quite well. They stick to the topic and do not sell a product in this presentation.

Not because they have a view but because of the value of the house and lot.That may be directly true on the surface, but looking at it indirectly the land value is influenced by the view. All you have to do is check out the land values on the assessors site and you'll see that those with a view are consistantly appraised with a higher value than those without!

The Villages is located in three counties, Lake, Marion, and Sumter. Each has different millage, or tax rates on your assessed values. Currently in The Villages area, Lake has an approximate rate of 17.79. Marion is 16.69, and Sumter is 13.21. This figure is used to calculate your tax bill. There's also Non-Ad Valorem assessments which vary. I attached links below for each county and hope that helps..
