We live in Pa and been to the Villages a few times.
Can't wait to retire, trying to sell our home first.
Hope to get there in early 13.
Open to discussion from anyone there
Hope there is room for us the way sales are going.

Hi Mar/Bob! :wave: Hope your home sells quickly so you can realize your dream of moving to TV in '13!! That would be exciting! Lots of good information on this site and good people to answer any questions you might have. My husband and I plan to end up in The Villages as soon as we can, though it seems like it is taking forever to become reality instead of just a dream for us.

We moved last summer from Bel Air, Maryland to TV. That's a suburb just off of I-95 about 30 miles north of Baltimore.
We came last April for a 7 day LSV and decided to list our home in May. We called an agent from one of the discount brokers, I think they were charging 4.25% commission. She left about 6pm and actually listed our home for $15,000 more than I had expected. At 9am the very next morning an agent from another agency, Long & Foster called to say they would like to show our home at 10am. I said fine and went outside to work in the yard, but mostly to be out of the way. The showing took place at 10:00 and at noon our agent called and said they had an offer, that was cash guaranteed with no contingencies. We accepted the offer and closed on June 29th and moved into our new CYV in Tamarind Grove on July 5th.
Sometimes it's much easier than you think. Good Luck with your plans!!

We love Kitchen Kettle Village and eating places.
We live in Buckingham Pa not far from New Hope.
What section of TV do you live in?
We are afraid it will be full before we can get to TV.
May be you can keep us up to date.
We hear Sanibil is already full.

Love Cane Gardens. Sanibel looks so nice, but hear it is filled and they
are working on Charlotte. Do you think TV will be full before we can get there?
How far are these villages from Paddock Sq.?

Like you, we planned on our TV move for a few years. Participate in this forum and monitor the postings. You'll find a wealth of information that will help you when you get closer to your move.

We are 25 miles East of Phila. and just want to be out of snow and cold.

Mar/Bob, Welcome to TOTV. From what I have heard it will be a few years (I have heard anywhere from 2015 to 2017) before TV is built out, so if you are planning a move in 2013, you should be fine. And even after the buildout is complete, TV has a very active resale market. I'm always surprised at how many homes less than 5 years old, some even less than 2 years old, are for sale in TV. I will be a wannabee for a lot longer than you, so I have a lot of time to plan my move. Good luck and keep posting and reading TOTV.

You'll be fine. They are still building and there is always a resale available. We live about 20 minutes from Reading and closed in Jan on a home in Tamarind Grove. I know it seems like a long time but things happen in their own timetable and everyone feels anxious when waiting. It's always great to hear the excitement in people when they have visited and loved it. I know we loved it enough to find a place and buy right away. You will find something you love when you are ready. Don't worry. TOTV is a great way to learn while you are waiting. Every area in TV has it's own magic!

Welcome to TOTV.
We are from California, took nearly a year to sell our home. We reduced the price significantly, we even had to return our lot in Buttonwood. We experienced so many feelings, thank goodness no one bought us razor blades for Christmas! Just kidding!
When we finally sold, the husband arrived first, found a gorgeous spec home in Tamarind Grove, I like the location and home better than my first pick. I kept reading this forum and posting our journey. People were so kind, supportive and encouraging. You are not alone on your journey.
We have been in our home 3 months, pinch me. We never gave up on our vision, we did give up on expectations.
We will see you here in the near future, it's trul a grand place to live, plus the people Rock.:a040:

We are also in PA.. We bought a At Ease in St. Charles a couple years ago. We are retiring the end of May and it is torture waiting to finally get to move to The Villages. Can't wait.

It's a hard choice. Glad to hear from some one living so close to us in Pa.

We got very lucky too was able to sell our home in NJ within a day. A young couple from TX bought our house. Our home in Sannibel will be done building in July. We can't wait to get there.
Mar/Bob you can always buy a re-sale. There are so many up for sale in all the Villages areas. Good luck!!!

Sorry for the delay in answering. Sounds like you are like us. One more year
of work. We were going to TV in Oct 2012 to buy a lot, because our sales
person thought we needed to do so. We think best move is to sell here in
April 2013 and just go for it. then making two trips so close together.
I take care of my older sisters and need to be able to walk to Paddock Sq.
Can't find out what section this will have to be.
All I can say is it is becoming a very long wait

nice section. We love the Gardenia. All the problem is this last year of work.
Going to list the house in April 2013 take the first offer and run to TV.
I am sick of the wait and it gets to me. Everyone says the last year is tough.
I can sure agree. We need to be in walking distance to Paddock Sq. as I
have 2 older sisters to look after and they need to walk to it.
I worry that nothing will be left by our date

We want the Gardenia. Problem is getting retired. Were coming to TV for
a lot in Oct 2012, but just want to sell out here in Pa in April 2013 and be
gone from Pa all in one shot. I am so sick of the wait.
What state did you come from?
I am new to this computer and hope I am using it correctly as I am not
getting messages back. Maybe I don't send them the right way.
Keep me up if something is new in TV. Do you think our time frame is ok?
Homes sell fast at TV. Not so for here in Pa.

Need to be in walking distance to Paddock Sq.
Any thoughts on this. I have 2 older sisters that need to be able to walk
to it.

Sorry for the delay in getting back to you. We bought the land in Dec of 2011. At first we wanted a Cedar because I fell in love with the dining room set up. We went back to look at it and realized the space between the kitchen counter & back of sofa was too tight. So we have selected an Iris. When we come to The Villages in May to pick our upgrades out, we definitely need to go look at the Iris again.
Have no idea how far Sannibel is to Brownwood Paddock Square. I think all the lots in Sannibel are sold, though I am not sure. You can always check with your realtor to be sure. Yes we hope to meet allot of new folks.

Mar/Bob, I've noticed that just about all of your posts express the desire/need to be within walking distance to Paddock Square/Brownwood. The villages currently under construction at this time (Sanibel, Charlotte, Fernandina) are probably the furthest away from Brownwood. It's just a guess off the top of my head but I'm thinking to walk from these villages will be at least a couple miles. It's a long way down Buena Vista to Brownwood. Have you looked at a map to get an idea of this entire area? Here's a link that might be helpful. Enlarge the map and look at districts 9 and 10. That's the new area south of 466A. You will notice the Village of Collier in district 10. Brownwood and Paddock Square is below this village between highways 44A and 44.

In my opinion if walking distance is that important (and assuming you prefer to not have a long walk) you want to wait for future, closer villages to open up. Don't let your salesperson talk you into buying a lot for fear they will be all gone, you've got a least two or three years (and probably longer) before that will happen.

I have no idea what will be within a reasonable walking distance to Brownwood, but if you look at the map in the link I provided above you can get an idea. It appears the Villages of Collier or Hillsborough could be.

The reason we picked the Iris was off the laundry room is a smaller room that caught our eye where you can actually put storage cabinets in there or have a place to hang your clothes if you want to put them in the dryer for 10 minutes then take them out to hang dry. (I do that all the time to prevent clothes from shrinking) My husband said he thinks Sannibel is closer to Brownwood then Sumnter Landing. Sannibel is smack in the middle between both squares which is a plus for us folks living in this area.
