Gilchrist (http://www.thevillages.com/Maps/MapHoodPop.aspx?unit=209&villa=no) # 209 that makes a bunch of available lots for designers models, that makes like over 500 designer lots to choose.

but there are only 13 Cottage lots and those are all high $$ premiums.

What's up with that?

Yep. Eastfield is the name of the street off Pinellas. This area is building real fast. Sanibel sold out in what, nine months? We are thrilled with this area south of 466A. Love it!:clap2::clap2::clap2:

We love the area too and can't wait to move in.
Closing 6/5 and movers come 6/12.
Glad to see the new entrance is open.

In answer to your question concerning cottage lots, it used to be that the only series of homes that one could buy the lot and then have a home built on it was designers and premiers. Perhaps that is still the general rule - but they make exceptions for premium lots for cottages.

What is up with that is that things sell fast around here. There are many more Designers sold than Cottages or Premiers.

Had a bit more info from sales, the cottages are going to have 1-2 sections open up he thinks in a few weeks, so there should be over 100 lots to choose from he thinks, said they know there are almost none at the moment.

They build about a third as many cottages as designers.

You do get a designer to help choose the options as you would in a designer model series.

So we'll be there soon.

Good to hear that Jimbo! I wish you good hunting and hope you find what you are seeking! I ended up switching my lot in Fernandina to lot 25 in Gilchrest. Are the lots you are referencing for the cottages also in Gilchrest or another new section to open soon? Whatever the case, nice to know you will have a good choice! Enjoy your time in TV and I wish you luck and perseverance!

Yes based on other info my guess is 215, do you know what streets that would be if you see any cottage spec homes being built that would be a good indication.

All of the view lots in our village sold in two hours.

I think we were so lucky, (AGAIN) to have a wonderful bunch of folks move here in this village who are so helpful, and warm and fun and interesting and fast becoming real friends.

And THAT can be said about any village here.

It is so lovely here today in The Villages. Both of our daughters are here with their dad on Fathers day and we just had a nice brunch at Katie Belles.

I am so happy I could just burst.

Well if you care to assume 215 in Fernandina which is next door, opening only 3 weeks apart is the same > my contract is $19,488

It depends on the lot and house you choose, but I am on lot 25, jnit 209 in Gilchrist and my estimated Bond is just this side of 21,000.:cryin2:

We are ready to purchase a lot in TV and are so excited that the time has finally come! We are trying to decide between Fernadinia or Gilchrist because they currently have lots available but know they will sell fast!
Thoughts on each Village? (Location, size, scenery, etc)
We are doing most of this long distance so are not there to see the progress on the new sections! I'm sure both are wonderful.
We would like a lot on a wall for added privacy and are currently thinking of choosing the Begoina because it has the golf cart garage!
The advice on this site has been fantastic!

Basically those two are attached, it may not be a ? of Gilchrest vs Fernandina as much as just finding the lot you like.

Have your sales rep get pictures of 10 lots that meet your criteria for starters.

Michiganders: Totally agree with jimbo2012. They are so close that it doesn't matter which Village you choose. Fernandina is more built right now (more units/sections). Gilchrist only has one unit so far. The Begonia is a beautiful floor plan, but know that a golf car garage can be added to any house plan as long as your lot can accomodate it. As a matter of fact, you can bump rooms out, bump your lanai out, bump everything out as long as your lot and your wallet can take it. Good luck with your search! I'm in Gilchrist!

I thought, apparently incorrectly, that the bond on the house was NOT based upon the price of the house. That they took how many lots were in the section and divided the cost among the number of lots. That the bond was based upon the land not the house.

I also agree that you should find "your perfect lot" and not worry about what village it is in. We are in the process of building in Fernandina. We were lucky to be there right after they opened unit 206 and after walking up and down the golf course and checking all the lots for hours we picked our lot. We got the Iris, one of the reasons was that the golf cart garage is included in the price of the house. Good luck and enjoy the process. It is fun.

Correct not the house, mine is predetermined and the model is not known it's the lot size I'm pretty sure.

As far as adding a golf garage at about $9K U have to add the cost of that oversized lot, about $7500++.

So it's not just the bump outs but to say that it comes with the house.........you're paying one way or the other.

We'll have a car & pickup truck along with two golf carts and we think it will work with a two car garage on a 60' wide lot we can only bump the garage forward 2' for about $1200.

Truck will remain in the drive, both carts being solar will love being outside all day.:coolsmiley:

Last point on having a wall for privacy, on a regular lot that puts your house only 10' from a wall, some would think that may feel closed in cutting down your view.

There are other ways to obtain some privacy, strategic landscaping for example is less expensive. A backyard that faces big lots will get you extra distance from your neighbor. A dead end street at your back yard you get the idea, ask your agent to email U the detailed lot site plans.

Actually, I gave up Lot 19 which is part wall, part golf course as I decided after the fact I wanted more view. So I moved to Gilchrist, across the way! The lot prices on the CYV wall range from 9000 to 104,000. If you have an agent already they can, as Jimbo suggested, take some pictures for you. So far, I don't believe any of the lots in Gilchrist back up to a wall, but just one unit is open so far there. Good luck in finding what you want. My wife and I had a loan meeting at the bank this morning and the bond for our lot in Gilchrist is about $22,000 if I remember correctly. It's my understanding that the bond is determined by dividing the cost of the infrastructure put into the village by the number of home sights in the specific village. Of course, our lot is oversized but I don't believe that lot size enters into the bond equation. Size does, of course, enter into the lot premium...lol.
