View Full Version : Finally found a lot 215 Fernandina

After over month waiting for a new section or as they say unit, 215 opened this morning.:a040:
We wanted to get an early opportunity for a lot with a particular magnetic orientation for solar panels (hot water), and a southerly facing lanai, not so easy to do. That also makes the garage face north to stay a bit cooler in the shade. I ran all the sun angle variations for all the months of the year:read:.
Can U believe there were only 4 lots in all of #215 that fit that criteria?
We were pretty sure we were going for a Cottage (Sunkissed), but found that of over 200 lots in unit 215 only 12 would be set aside for owner custom builds and they had to be done with a designers very next appointment.:cus:
We wanted the option for a 1 year to build plan, so our second choice was always the Bougainvillea.
We found one without kissing lania's in fact no house at all behind us, it's a dead end street of another group of homes, so we felt good about this lot especially after getting a quick picture from our sales rep.:coolsmiley:
The reason for only 12 Cottage lots is after these 12 are sold they will no longer be offered as customs they will be built like the Patio V and CYV.
They need the designers who currently work on the Cottage models to switch over to the Designers.
So after hanging here and learning about TV from you guys first hand that all added to our confidence in buying,

Congratulations! Maybe Talkhost will make a peanut icon for you to go with Bill's popcorn one! :popcorn:(yes, it's owned by Bill now due to adverse possession). Have a drink for me or better yet save me one for when I get there! :laugh: :beer3:
Oh, and don't worry about the money. As a service to it's citizens, the government prints all you need and they're not charging much for it now. :a040:

So does that mean you will be building in June of 2013 and moving in August? Things should be looking much more built up by then.

No sooner than that, but did want the option without a short deadline over our heads.
We should rent our home out by mid Aug Sept 1, then we'll plan out this phase as to when.
It also depends on a few biz ideas and how they may develop at TV, I can't really retire.
As a DIY I wanted to be there during the construction period to do or have done a few odds and ends.
The 3 homes we had were all build to suit.
When they add more designers to their staff from the Cottage group the appointment time will be shorter.

I think I committed to our choice early about 9:30, since then 7 more are marked sold.
Then again 10,000 retire a day!

it's always interesting to meet people you go back and forth with on a forum and get a picture in your mind based on there writings as to what they like only to find you're always wrong;)

Good luck to you. You have given great information about house placement.. We have our home up for sale and have our fingers crossed..We live in LI NY also..north shore shoreham..lots of lookers and a few second lookers but nothing yet..Looks like buyers want to look at tons of homes before they make a choice.

Congrats on your new Lot! Very impressed with the homework you did searching for the perfect angles....We will be renting for a month until we can close on our home in Charlotte and we are both so very ready to get there. Good luck with your future design and hope time goes by quickly for you so you can start enjoying your new place.

One other point with this lots orientation thinking, the MB & kitchen/dining will be on the SE corner with morning light washing thru getting that light as well on the se.
In the afternoon, with the sun moving west away from the MB is should cool a bit, the other two BR on the west will get more sun heat, but those r used less the neighboring home will block that side a bit..
There is slight eastern turn to also block the late afternoon sun on the Lanai, but giving the morning sun a boost on the east side.
Need some plantings on the western exposed lanai to block the sun.

Nice going. We have a piece of the earth on Unit 205 on Allaire Loop, across Ana Maria Street. Howdy neighbor.
We have a long wait ahead. Expect to meet with Design Team in May 2013 and we guess house built by Aug or Sep 2013. Then we'll have about an additional 2 year wait till we move in permanently. In the meantime we will spend some time there but only on vaca or short visits. We're already going crazy wondering how we'll survive such a long waiting period. But we're gonna do it. We just wanted to ensure our spot in TV.
Maybe we'll bump into each other.

The back of this lot faces a dead end street of other homes, do they typically build earth berms at the end of streets here.
