Thinking about all the expansion TV has had in the past decade and over the next few years until the build out is complete, how did the powers that be in TV know that TV would grow as much as it has? And how does the planning and forecasting department in TV know that TV can sell another approximately 10,000 homes in the next 3 or 4 years? What kind of demographic studies and marketing/advertising (besides the TV web site) does TV do in the outside world? Does TV still advertise on the Golf Channel? I know word of mouth probably has done a lot to spread the news about TV; that is how I heard about TV. I would love to be a fly on the wall in TV's marketing/advertising/sales forecasting meetings.

Like any big corporation, the developer has lots of smart people working in marketing and strategic planning, and uses all the available demographic science to forcast future development. Having said that, it is an inexact science - for example no one could accurately predict the mortgage crisis, and how it would affect sales. The Morse companies do a better job than most at forseeing the future and keeping ahead of trends, resulting in FAR better sales and value-holding than almost anywhere else in America, and especially in Florida through the housing collapse. As far as I know, TV is no longer advertised on the Golf Channel, though I could be wrong. I watch golf channel a lot and have not seen an ad in a couple years, though that is where I first learned of TV. It seems they have figured out how to market, mostly by word of mouth, and through their in-house marketing, avoiding expensive media buys.

I think one thing they had the smarts to realize is that smart, fun, hardworking, energetic, inquisitive, successful, active people don't want to move to Geriatric Estates, FL.

I know that I have seen spots on tv for The Villages. It could have been a local channel or cable...I know it wasn't the golf station, cause I don't watch it. Next time I'll have to pay attention.
I think marketing here in TV forecast the "baby boomer" market and knew this was where the future lied. I was in the RV resort business and 2nd to the retirement business, it is going gang busters because of the "baby boomers".

I wholeheartedly agree! Plus the comment by gerryann regarding the baby boomers! I believe they were strategic in their planning as far as the homes and lots, streets and infrastructure, and smart by recognizing we are living and playing longer!

Could it be they have seen the movie "Field of Dreams" and reallly believed the movie famous line,
"IF YOU BUILD IT, THEY WILL COME".
I was in awe of TV when I first saw it five years ago and was blown away by it's beauty. They are really good at seeing what is needed and make it available. It has got much bigger since then.

I was in awe of TV when I first saw it five years ago and was blown away by it's beauty. They are really good at seeing what is needed and make it available. It has got much bigger since then.
Not to hijack the thread, but...the movie "Field of Dreams" was filmed near Dyersville, IA, about 25 miles west of where I grew up in Dubuque. The cast and crew all stayed in Dubuque as there were no hotels (at least not any in the late 1980's) in Dyersville. Just a little Iowa trivia for you all :)

The boomers just hit the market. This place has been around for awhile. AND it just keeps getting better and better and better.
I have NOT seen ANY TV, Billboards or other advertising in three years.
We inhabitants are doing the advertising. I think that is how it is supposed to work.
Now...I have a question. Along the roadway, on Morse Blvd, north of 466, why does it look so bare in the grassy areas? It doesn't look bare north of 466 on Buena Vista or anywhere in the areas that are the oldest, north of 441/27.
Does that area have some sort of different governance?

We first saw TV on a Golf Channel commercial. It not only caught our interest it caused us to go online, ask for more information and drew us down there to experience it. Since buying a home there we have continued to see Golf Channel commercials and a lot on Fox News Channel.
I think a lot also depends on word of mouth. It is amazing how many people we meet in Illinois who know about TV. A couple of weeks ago I shared my TV story with a co-worker and he not only sent for information, he is planning a trip to check it out. My husband is approached at work by so many people to ask about our home and TV. (by the way, Frank is retiring in about 5 more weeks after over 31 years with our local gas utility company! Less than a year to go until we are permanent residents!)

Sounds like an excellent marketing phrase for TV.
BUT, does that mean folks who live in other retirement communities lack all of the aformentioned positive traits?:)

No, it doesn't mean all the people lack those traits. But when the airport van goes thru the other retirement communities around here to pick up or drop off passengers, the other communities look very sleepy--having no "downtown" like our town squares with nice retail businesses all open every night, with live entertainment/dancing etc. every night.
Another comment I've heard from people who looked at other places is that there's not much for one's adult kids and grandchildren to do, like there is in TV.

I have been traveling and have see the TV spots in many markets, just not this one! Which makes sense.

That is so exciting that you will be a frog in less than 1 year. A few of my coworkers (those over age 50) have also heard of TV. I think it may depend on how much research one has done on how and where they want to spend their life once they reach age 55.

Well my Schaumburg friend (we live so close to each other now....we really should get together!), the wait seems to be getting harder and harder as the time draws closer. I try to distract myself by cleaning out 32 years of possessions as well as preparing our home here to sell. We just gave away our piano last night to a very nice family in need. We have been giving much away and it feels good to lighten our load. I have even created a website to record our journey as it progresses. If you want to see it PM me and I will share the link!

On another thread, someone shared a link that showed TV was investing $14million on an exit off the Florida Turnpike. I then got to wondering why Brownwood is so far West. When you see the proposed location of the exit, I believe onto Hwy 44 and then look at the location of Brownwood it makes me wonder what the developer has in mind here. Brownwood is believed to be the "Creme de' la Creme" of town squares, so I'm wondering if they have in mind something even more.

The Villages advertises often on Fox News Channel. In fact "Fox and Friends" broadcast their aniversary show from the Villages. Baby Boomers, at least Feds, are retiring now.
Another attraction is no State Income Tax.
