View Full Version : Sanibel - Fenwick Loop Washout? Ground Collapse?

Sinkhole? Anyone know?? Can wave there magic wand and find out. Was hearing dump truck after dump truck so finally walked through the neighbors yard out onto Fenwick and some of the road is torn up and they were moving new mounds of dirt over the lot. They're not building, its a sold lot waiting to be built on. About a quarter of the roadway was torn up.
Just curious if anyone knows what happened. Looked good this morning when I drove by..was worried about the pond water level over there. Then this about 4-5pm.
Really looks like they were trying to cover things up fast over there :( Kinda feel sorry for the lot owner if something happened and they aren't told :(

We could see the many dump trucks from our lanai. They were still dumping at 6 PM. You don't think they would "cover up" a sink hole, do you? :22yikes:

They aren't the lot owners. They have not closed on the lot. Do you mean do you think that they people who have the deposit on the lot will be informed?
I have had only good dealings with the developer, his agents and the whole organization. They do not have to sneak around to sell lots. They are not the cause of sinkholes.
Probably a lot that has had the "grout" (that is what the cement like substance is called) pumped in would be a safe or even safer bet against any sinkage in the future.
It is scary and new to all of us. There isn't any reason to suspect the developer of being devious.

Parents are leasing for a year to get a feel for the area only. They have owned several homes during my lifetime because my father was career military and is now finishing a stint with the govt before retirement. They didn't like being pressured into buying when we first came down here and throwing a huge sum of money into a build without knowing the area that well was not going to happen. Plus our realtor (sorry sales rep) for some reason knew the $$ amount they wanted to stay in but for some reason kept wanting to show us homes or builds that added a good $20,000 on top of what they want to put into a house. We walked away from that experience. And then you add in my father has to finish out a contract that got thrown at him and put a kink in his retirement plans in another state. We moved down here early because we got the relocation paid for. Whether or not we buy, and I say we because I will be on the home mortgage as well, or move from here to another community depends on what is seen during this year. Home ownership is always an investment and we choose carefully where to buy. I've seen good and bad about the villages already in the few months we've been here.

If this is a area with no sod or plants of course you are going to have erosion and maybe road washed out .Happens anywhere with new construction areas and this kind of rain.

I currently have a deposit on a lot in TV. My design team meeting is in September when a 20% deposit will be required for the build, less the original deposit amount of 7500.00. I would fully expect to be notified by TV in the case of a sinkhole in or adjacent to my land. The consequences would be far too negative for TV sales to not do so. They could offer to fix the problem prior to building, or offer the person the possibility of changing lots. If it were during a build, they would be wholly responsible as I would yet to be insured... They are bonded out until the close. So in any case, to be above board would serve them well and make for a good future relationship. To do otherwise would be suicidal as the owner would likely find out and break any contract, leaving unhappily and telling everyone they know in the process! I just do not see that happening... Sinkholes are a real possibility just about anywhere in Florida and I believe most of us go in with eyes open! Conversely, where I currently live in IL, we prepare for tornados, microbursts and yes, even earthquakes! There is no guarantee wherever you may end up! We just have to believe we are making the best decision for ourselves!

That is what I think too. Our neighbors who are on their third house here were telling us of just that scenario last night. They said that a sinkhole appeared on the lot of someone they knew, a future neighbor, it appeared while building and the folks involved were given the choice of a new lot or repair of sinkhole.
Again. The Morses may be greedy and devious but I have had nothing to make me think so. AND I have never met them.
This whole sinkhole business strikes terror into every person, how could it not. It is potentially threatening one of the largest investments, if not the largest investment we have ever made. Plus your home is filled with treasured memories and possessions, thinking of the possibility of it falling into an abyss (with you in it) is just plain beyond words.
We need to remember that it isn't likely. And usually fixable. and worry is unproductive...and we have better things to do.

I went to take a look. The hole was at the edge of the road and the empty lot. Looking at Sumter county records It appears to be lot 197-82 on Fenwick Loop.
The lot does back up to a pond but this was the front of the lot. As for The Villages, when we were building our first house near Captiva Rec ctr we kept telling the sales rep that the A/C units at the Rec Ctr could be heard in the house with the windows closed. After getting him to the house when the units were running, his eyes opened very wide, but he would never admit it was noisey. After much complaining they agreed to move us 3 lots away. The person who bought that house was told we turned it down because of the noisey A/C. You be the Judge!:shocked:

A neighbor mentioned that they're thinking that the damage may have occured because of a failed stormwater drainage pipe, and they might actually reexcavate the opening; does anyone have any more information on this??

Gracie, I agree with you. The Developer has alwyas been in the fore front to protec thid golden egg he has created nd he will much to keep things positive. My objections about the Developer go in other directions.

There over there working on it again today. All I found out is from neighbors...they say its a sink hole but not a sink hole for all the good that does ya. I was told they found no running water. No homes around seem to have been affected which is good. Let us know what you find out as the official word.

Call your rep and have him/her send pictures. If you want I will go there and see and take pictures. I can only imagine how worried you are.

I'm thinking it was more than just on the edge where the road is torn because they added soil to the whole lot. But again..didn't see till after the dump trucks cometh and gone. I was told it was several dump trucks full of rock and soil. Lot owners can give us the official once they find out whats going on.

It is the lot owners who are real people and are WORRIED. When we post on here it affects real people.
The rest of us are just curious. I feel so bad for them to read this on here.

Gracie I too feel that the developer has created a wonderful place to live but I'm also aware that he and his people have on many occasions tried to sweep problems under the rug. The POA has been instrumental in forcing the developer to acknowledge and repair many problems over the years. Without the push back by the POA many serious problems were ignored by the developer who refused to acknowlege that there were problems. Mark Morse isn't a saint he's a savy businessman who needs to be watched.

Gracie, I agree, things that are posted here do affect real people and "worry" may be part of the knowing/finding out, what is happening.
On the other hand, if reports and/or observations weren't posted here, also by real people, many of us would not know the truth of what is going on in our absence. I feel that this forum, can be the eyes and ears of fellow members who are not "on campus". These posts can alert each of us to important and necessary factual information. Information we otherwise might not ever discover on our own. I believe that the majority of posters are concerned individuals, who ask honest questions or report factual events, that inform all of us & for this I am grateful. :pray:

I always like to give the benefit of the doubt to someone until proven otherwise. But it seems perhaps homeowners are not being notified timely by the powers that be in TV about what may be occuring with their property. I wouldn't like to think so and could it be that they wish to have all the facts prior ro reporting something? Or indeed are they trying to hide it? I would hope the latter is not true but we all have to protect ourselves! Do some of the posts cause worry? Yes, definitely. But in my case, not being "on campus" I would much rather know than not! Are there rumors sometimes? Also yes, but somehow, someone always finds a correct answer. I just hope the owners of the lot in question are notified and things are rectified! Best of luck! I hope you are satisfied with the outcome, and that you will indeed enjoy TV in the future!

This is what started all of this unfounded speculation that a cover up was occurring. This original post was informative that something did happen, however, to imply cover up was not necessary.
Later posters continue to embellish the "cover up" theory. Facts are yet to be reported. The only one who knows or will know is the poster who said " it is my lot" whether they choose to share the "facts" on this thread will be their business.

I am the "it is my lot" person. I have asked my sales rep for an explanation and still waiting to hear back. Two ways to look at, regardless of what it is. It may be more stable now than before it happened. As one person told me I need to make sure I can get insurance on that lot before I decide to keep it. It I can I am probably ok with it.

If I follow correctly you called your sales rep to inquire, no one contacted you from TV, is that the case?
Your rep should get back to you on an expedited basis.
In any event, there are 500+ lots to pick from, since they haven't started building you can switch lots.

You don't see the design team until you start the building process and I think I understood this lot is vacant. The sales rep who sold you the lot would be the right place to start.

I'm one of your potential new neighbors on Fenwick Loop and certainly appreciate your concerns, which I obviously share because of my proximity to your property. I closed title in mid-April and my wife and I have enthusiastically been making our new home "ours." We've met some exceptionally fine people who are our new neighbors and look forward to meeting many more.
As you've heard ad infinitum, sinkholes are just part of the geological package in Florida, some areas more at risk than others. Certainly, one school of thought is that when a problem is under remediation, as is the case here, the property is likely to be much more stable than before. And you do have a beautiful lot!!!!
I've had a couple of sleepless nights, but do not regret my choice and recognize that hazards are everywhere in this life. If something happens, we'll deal with it and will not permit the paralysis which can occur with fear and even worse, allowing any thought of a "coverup" or conspiracy on the part of the developer....this is totally unimaginable in a project of this size. I think they're doing their best to deal with current concerns and keep homeowners, potential and actual, satisfied and happy. And no, I don't recall sipping any Kool-Aide.
I hope things work out to your satisfaction and that I will soon be sharing a glass of wine (or whatever) with you on our lanai, neighbor!!
