In the past it has been the Gardenia/Camellia, but that was before the other flowers; Lily,Iris, Begonia..
The whole bouquet is lovely, Wisteria, Bougainvilla, I can't think of the rest.

They're all beautiful. We chose the Lily.
If it is still available go see the model on 2952 Duke Terrace in Sanibel.

We intend to build the Bougainvilla, we narrowed it down to designs with kitchens located in the rear.
Also < $200K

I picked the Iris!!! I didn't want my cat's litter box in a bathroom so I wanted a floor plan that had that niche off the laundry area!! So, I picked my floor plan with my two cats in mind!!

It is an Iris for us. Comes with the golf cart garage. We took the expensions so it will be
bigger. Liked the layout the minute we walked in. Good luck picking.

I picked the Iris. According to many salespeople that I have asked the same question at the daily model homes, they all say the Iris is now #1, followed by the Begonia/Gardenia.

Thanks Sable - We have 2 cats and I never considered that !! We have been leaning towards a Begonia, but I think i'll revisit the Iris. We will be down in TV in Sept. to rent and our Design Appointment is in Oct. So many decisions !!

I think the most popular are the Gardenia and Lantana. So many people seem to buy them and once your in one, you've seen them all. Personally they are NOT for us, don't really care for them. We bought the "brightest" home in the Villages (love sunshine) and it was called the Oleander. the reason I fell in love with it is the kitchen is beautiful (with an island) and leads out to lanai so I do most of my entertaining eithe rin kitchen or lanai. I'm glad they stopped building it because now it's more unique and not like every other home with the open floor plan. Just a personal taste. I do like the kitchen in the Brigeport also. They have a beautiful kitchen that even has desk in it. They say the kitchens also sell homes.

At my Design Team Meeting, they let me take out the laundry sink by the washer and dryer and put in a large storage cabinet that matched the cabinets. I knew I would never use that sink! If you really like the Begonia, you could possibly take out the laundry sink and have a place for the litter box there with cabinets over it.
I also liked the niche in the Iris as I thought it could be extra storage. I have lots of ideas for it in the future -- computer niche, storage cabinets, possibly a small fridge for my bottled water and of course, space for the litter box! That is way down the road for me as I am renting out my beautiful new home until I can move to TV full time!! My 88 year old mother doesn't want to leave Michigan full time!!
I do like the way the living room and dining room is set up in the Begonia. I really didn't want a formal dining room but I decided to go with it to get that niche!

It appears that all the models have the w/d side by side, why not stacked to save valuable floor space?

Jimbo, you totally read my mind and it is one question I intend to ask at my design team meeting! I have opted out of the standard kitchen so will lose the original area for the W/D and they will move to the niche. On the other hand, I thought I would want a 1/2 bath in there, which would displace the W/D altogether. That leaves the garage (no thanks). So no 1/2 bath. Shoot! But stacking in that niche definitely leaves a space for storage!

That is a good idea taking out the sink in the laundry room. They actually put another sink in the garage for our Iris. On my street alone there is about 3 Iris's that are up for sale and prior to that The Villages had a total of 24 Iris's they were seilling throughout Sannibel.

We have a Lantana and converted the large laundry area into an office and additional kitchen cabinets. For the washer/dryer we have front loaders so we had a removable countertop made that sits on top of the washer and dryer. This gives us more counter space for clothes folding and/or recipe books. We think this is more efficient use of the space than what stackables would provide.

Just how much does that sink get used anyway.
I've seen homes with stacked w/d in the MB closet, or kitchen, that is possible also.
It's less than 3' wide.

I came down here to 'look' (had not yet retired), fell in love with a spec Iris and was a full- time Villager 6 wks later. The only thing I would change is to opt for the computer/hobby room in the back hall. My laundry room is way too small to be functional and I had to stack my w/d to find room for my cat. I'm seriously considering bumping it out into the garage for more space.

It's very hard to pick a designer because all the floor plans are nice. We chose the Lily because I loved the guest bedroom with the bay window.

I had stacked washers and dryers in closets for almost all of my 26 years in northern Virginia and loved how they saved space. We put them in the laundry room in our condo on St. Augustine Beach for the same reason. It gave us the rest of the laundry room for extra shelving.
I went with the front load washer and dryer that are on pedestals in TV because of Mom! At 88, it is not easy for Mom to bend over and load the bottom machine -- hence the pedestal. The two pedestal are also good storage. Stacked washers and dryers might not be a good selling feature for TV as some clientele might have the same issues as my Mom. It never hurts to ask if you can switch to a stackable hookup.

I agree, most peeps I know have a Lantana. Yet they all look very different with decorating, landscaping, diffferent colour schemes, etc.

We will be building in the next year and one big question we have is Block home construction or Frame construction? Would like to consider a block home to better withstand a FL storm and FL bugs but after seeing thousands of frame homes I'm thinking its not a real issue. What advise would you offer?

In a hurricane or low grade tornado the roof is subject to damage.
By bugs I assume U mean termites, the roof and many interiors are comprised of wood.
U need to inspect annually anyway.
They usually cost more.
There are some advantages such as sound control......
A frame home is better insulated.
A frame home doesn't need exterior painting every few years
U will get folks that love them as rightly so there is nothing wrong with that choice.

We R also starting to take a closer look at the Allamand, the florida room is interesting and it it is poured concrete & about 150' larger.
Anyone have any thoughts, I haven't seen it first hand.

I haven't seen the Allamanda in person but, these are my thoughts from the floor plan--
Pros--
- Only a dining room and not two eating areas.
- 2nd and 3rd bedrooms are a decent size.
- Florida room gives extra living space or you could use it as a multi functional room with office/den area.
- Two closets in master bedroom.
Cons--
- Small living area.
- Small master. You might have to eliminate some bedroom furniture but you have the two closets in the master so that would help.
- Lanai is on the small size. I think we will spend a lot of time on the lanai when we get there!
- 2 car garage. In all of the posts about what people wished they put in a house, a 2 car garage plus golf cart is usually the first one on the list.
- And for me, no 'niche' for my cat's litter box and extra indoor storage.
Just my 2 cents. I hope it helps when making your decision. Whatever floor plan you decide on, I am sure you will love it!!

I think that the Camellia, which still can be purchased for about 225k on some lots gives you a lot of bang for the bucks. It is just shy of 2000 square ft. Has a big kitchen and great room and a large master.
The second and third bedroom aren't real big. And the unexpanded lanai like most designers is kinda narrow, but long.
I love the big open hall that gives you the view from the front door out through the back lanai.I loved the pillars in ours. Added a little architectural zip.

Thanks for your input sable99.
Gracie, that's way to big a home for us.
Question anyone tell me the ceiling eight of the garages?
My guess is 8 or 10 feet

We did the same thing. And my wife has a file cabinet and desk by the window. I also like the guest closet when you enter the house. At 1961 feet, there is a lot of house. I also like the tray ceilings in master and second bedroom (My Office)
