Our closing is scheduled for September 5, and we're trying to decide if we should do it in person or by mail. Ideally we'd like to close prior to the 5th and come down for a full week around Labor Day.

Have any of you closed early via mail, and if you did were you charged the $250 fee for the change order?

In general, was the closing via mail an easy process?

Thanks...

We closed by mail fro our newly constructed home. It was a breeze. I don't recall paying any additional $250 fee for a change order.

Closing by mail is easy peasy. We did it twice, (from Canada). One purchase was through MLS and one through VLS. Both times the process was smooth as silk.

We were charge $484 dollars for closing a day late. Not my banks fault but theirs. So a fee to close early? could be

Hi Alan,
TOTV is a fabulous source of much information. However, it's best to ask your lender and TV about any early closing fee. Fees are subject to change and someone else's experience may not be the same as yours.

We closed by mail, no problem, no fee. However, it was on the scheduled day.

All best wishes in your new home in Lower Paradise!

Good point... I have a call in to my sales rep and the closing office as well. When I asked them about moving up the closing date for an "in-person" closing date, I was told the $250 change order fee would be in effect.

I didn't ask about the close-by-mail fee because we weren't even considering it. But from what I've read on TOTV, it's sounds easy.

Thanks to everyone for your responses...

We closed by mail and it was easy! Not sure now if we had to pay a fee or not... As you say, your agent would be THE best source of information!!

We paid no fee for closing by mail, however, I have read before about others paying a fee for closing early or late.

Tons of papers to sign and notarize and get back - the only extra expense was overnighting closing papers. Good luck.

We closed by mail the first time. Easy and nice.

I think the charge would be for moving the closing date on a new home, not for closing by mail.

And that isn't as bad as it sounds. Charging a fee for moving the closing date....They are booked many weeks ahead for all closings. Shuffling them around is not like other places where there are NOT back to back closings.

I know. I am defending the developers again. I just like the way they do things and they haven't done anything we don't like in the two new houses we have bought from them in the last four years. Maybe they will mess up on the next one.

ANother build is not on our radar for now....:22yikes:

But ya never know. I LOVE the way The Village of Collier looks.

If you close by mail on a new home, when is the walk thru scheduled?

We closed by mail, no problem. The villages have it down to an exact science! I do not remeber any extra fee for closing by mail. Congratulations on your new home!

Not to sound smart, but whenever you schedule it.

Not at TV, however, we closed on a Florida beachfront condo back in 1994 via mail, fax, etc. and it was simple. No problems. We did the same thing in 1995 when we bought again up north......closed via the mail.
Our real estate agents handled it all.

It's still less than the air fare of constantly flying back and forth....lodging,meals, travel expenses in general. I wouldn't quibble over the closing fees if allowed to do so at TV "via mail" or fax.

Best wishes........

I believe it would be 5 days after you pick up the keys from the closing office.

Our TV rep did the walkthrough and represented us with presigned papers on a pre-owned premier. Bank wire transfers were completed 1 day before. No hssles and no extra fees just some nice support from TV sales agents

Was going to close by mail and decided to take a 3 day trip to TV and experience it first hand. While not necessary we found it a good experience and were glad we changed out minds.
