We are planning a move to TV and were told that The Villages Intl Realty and other area realtors do not show each other's listings. Is this a rule or just something that they do? Do we have to work with 2 different realtors to have access to all listings in TV? Doesn't make sense and would be inconvenient. Please shed some light on this topic. Thanks so much. All advice appreciated.

if you are questioning whether villages international realty will show you other brokers listings - you will have to ask them.

if your question is whether you need a separate realtor for villages v mls listings - then hdh1470 answered that one.

Don't hesitate to take ample time to explore all possibilities..To do that, make use of an outside realtor in addition to one of the Villages staff...You can do a lot of research from their website. I believe every home listed by the villages is on that site...Come play some golf and ask the locals about the plus and minus of certain areas...That way you won't make a decision and second guess yourself later...You'll know you did the right thing.

true. the villages have their own listings and are not a member of the MLS. The Villages are VLS. So neither can show each others listings. You need to have two realtors if you want to see all of the houses that are for sale.

love this website: The Villages (http://www.lylesellsfla.com) it even provides info re how many days a property has been for sale!

have never used lyle or his staff, but if you search the forums you will see that they get great reviews from working with the folks!

If you'll search this forum you'll find several threads about recommended realtors and lots of recommendations. So many, you'll have a hard time deciding.

I believe these are only the MLS listings. Access to the VLS listings is not so available. So you have to rely on a Village Sales Agent to give you the scoop and from experience I would take that with a grain of salt.

Definitely use BOTH a Villages Property agent and an outside agent. ERA and REMAX are both outside agencies and are located just outside Villages boundaries.

Fully consider a re-sale home over a new home. First, you can negotiate price with the re-sale but not with a new home. Bond will be lower in a re-sale. My bond for my re-sale only 3 years ago was $2,500 as compared to friends who bought new at that same time being $21,000. Now, most new homes have a bond of at least $23,000 and up to $50,000.

In a re-sale, you know exactly what is around you and will not be surprised when your new home is built and a 3 story tall assisted living complex is built across the street.

Landscaping is mature in a re-sale which saves a lot of money.

Take your time and do not be rushed into buying a "piece of dirt" to build on.

If you go on Find Real Estate, Homes for Sale & Houses for Rent on REALTOR.com - Realtor.comŽ (http://www.realtor.com), you can sign up for a service that will e-mail the new MLS listings to you. You choose a certain price range, and the e-mails will come for about 90 days, and then you have to renew again to get the listings e-mailed to you for another 90 days. I normally get between 5 to 7 e-mails a week for the MLS listing in my designated price range, and I enjoy opening them up -- especially when I'm having a bad day at work.

As other posters have said, if you want to see the listings represented by The Villages sales agents, then you would also have to work with a sales agent who works for The Villages. I also visit the The Villages web site several times a week to look at their new listings.

Kind of a pain to have to work with 2 different agents to see all the resales in TV (in my opinion), but that is how things are done in TV. And that does not include homes for sale by owner.
