Designer home prices raised!
Today they raised the price on all designer homes after a healthy increase on May 1st also. For instance the Lilly is up about $8000 since May 1st.

Yes, Begonia went up $800.00 this morning. Last fall it was $214,600 now it's $223,300 = $8,700 in 7 months. I have my design meeting end of August, so hopefully this is the last price increase before I lock in. Only place in the country that home prices are on the increase. So, if you have a lot, build as soon as possible.

Our design meeting is Sept 10th so hopefully this is the last increase. Probably all the add ons went up also.

I called and asked our sales person about the price increases and he said it is an increase in their prices and they are just passing them on. I had a price in mind for my final number so there goes a few upgrades. Oh well....supply and demand. Price you pay for a slice of heaven I guess.

That is a big increase for such a short time! :faint:

Basically the same thing our sales person said this morning. He said the demand should really start to grow as they get closer to full build out. I think we are getting in at the right time as I think prices should really start to appreciate after build out is complete. The closer they get to completion the higher the prices will be I guess. We are building in the village of Charlotte.

Some of the sales persons were saying that as the buildout comes closer, you may not have an option to personalize your homes anymore. The Villages will start building spec homes to speed up the completion process on the unsold lots.

No not locked in until the day of your design meeting. That is our understanding.

November 1st discount goes to 3.5% and Jan 1st it goes to 3%.

You are not locked in until you make all your upgrade selections, have a final price and have paid down 20% of the final cost. The money down on the lot only holds that lot...doesn't lock in any prices for the home. The new price does not include any upgrades in the base house...it is just an increase in their cost so they pass it on. At least this is my understanding after talking with our sales rep today. Our one year mark wasn't until late November, but we got our design meeting scheduled for the end of August since it looked like the prices were increasing every couple of months. Didn't pay to wait.

Don't worry - buy a previously owned home.
Frequently many upgrades are already there and you don't have to pay full cost for them.

We have a Nov. design and discount went down to 3.5%. We have a certificate that states if we design on the days we are supposed to be there we get the discount otherwise you're out of luck.

I had a feeling they were going to reduce the discount and that's why we decided to jump in. Don't know about Jan but not surprised....

Last I heard the increases were only on the base house but I'll find out soon enough.

Our discount applies to home purchase price and all enhancements except pool and spa. Also price of lot is included in the discount.

We put a down on a lot in Fernandina on May 16. At that time the price increase was in and the Lily was at $223K. Prior to that the Lily was $219K. Now it is $224K. It's an increase but not $8k.
From May till now it's an increase of $800.
Please correct me if I'm wrong.

What doesn't make sense to me is that we "committed to build" at the end of June...the earliest design appt they had was mid-September because of THEIR backlog...and now I'm thinking I have to suffer a price increase because of it? Not happy.

I am with you, CalcTeacher! I bought mid-May, the first design team meeting they had was Sept 6th, and had they been timely I would have not incur the increase. I intend to call my agent tomorrow to see what I can find out. Nor was I notified in any way, shape or form......

kjb921 is correct. We had an increase the week before our design meeting and it affected us. The good news is that our mortgage rate is great.

Times change quickly. This time last year they were offering 4% discount on the base price of designer homes. I wonder about the premier homes----did the price go up on those too?

I know even when we built in 2005 the prices of the homes were going up every 3 months because I kept a close eye on the model we wanted. We decided to leap in before it got to out of hand. Good luck. Hope you get the house of your dreams and soon!! That does seem to be a big increase in a short span of time.

Same here we are ready to build but can only get an appointment at the end of Sept. In the meantime we are wasting our money renting a villa and storages space.

well, the prices are going to continue one direction - up.
it's a seller's market, tons of baby boomers.

complain to your agent, you may get a break, you may not, TV runs it like a business and does pretty much as they please.

couple years from now, you'll be here and listening to others about price increases.
I'm glad I got in when I did.

:1rotfl::1rotfl: Nice thought Golfingnut but I am inclined to believe that since many turned 65 we have one ear and eye on what we can complain about and the other ear and eye for the Grim Reaper! :ho: Nice thought though. When it comes to Real Estate its all about the location and TV is the location!!

Just verified with our sales rep that the Iris we plan to build has increased $900. since May 1.

Our design meeting is Aug 27, so hopefully TV can hold off with more increases till after that date................

That's true.

But more important is don't worry about getting in. I know of plenty of resales. I hate to say it but a retirement community always has residents dying or going into a assisted living facility. I've been here long enough to see many go that route.
I was told the same thing 7 years ago, buy now or you won't get in, and I believed it!

Ask your rep about the price right before May 1st as right around there they jumped about $7000 in one move.

Asked our sales rep about the price increase since we had our design meeting scheduled for end of August..Nothing they can do - the price is what it is. Just glad I didn't wait the full year after putting a deposit down on our lot...probably missed the next increase. I told my husband we should have retired last year! LOL

great news about the prices going up !! couldn't be better. remember you'd much rather own and live in a place where prices go up rather than where they go down !! that also means your investment is doing much better in TV than any place else and when the developer is finished it will be supply and demand. and there will be both.

As promised, I will report back what my agent has found out for me. The price increase is in effect for anyone who has not signed a contract at their design team meeting as of yet. When you sign and give a deposit for your build is what determines the price. I also asked about the discount. My original contract states 4% and Nov and Dec are relegated to 3.5%. my design meeting is Sept and as far as she can tell, the 4% should be honored. I also asked if the upgrades have gone up, and those are always subject to change depending on who the builder is using for various things at the time you are actually signing for the build. But the estimates you may have already gotten should be "ball park". Hope this helps! Won't change my mind one little bit about coming to TV. I hope the market continues to grow there. Perhaps I may wait to do one or two things, but my place will be built to my specifications just the same. FYI- I purchased my lot in May and the increase in my designer (Lantana) was 1000.00.

Just came from softball game where the sales force were playing.Asked about Increase and none of them new of any since may.Asked where I heard of it and told here.So is there a price increase or not?

Prices are posted on The Villages website under "Build Your Dream Home". There is a page with each model and the base price. Prices did go up this week on an average $800 per home on the Designer models...Varies depending on the model. Not sure about the Premier models.

We lived in Stone Creek for a little over 3 years and moved to TV last September. Stone Creek is a totally different animal - it's more of a bedroom community. I suggest you check it out if you think that TV is too big or too busy for you. We found Stone Creek too quiet and wanted more activities and shopping. What you will find in Stone Creek are less expensive resales because the demand is not there. (The HOA in Stone Creek was $175/mo and we didn't get anything compared to what we get here) Good luck with your search.
