Here we go again. Sept 1st is here and they raised the price of the Lily disigner home by another $800 making it a total of $8600.00 in price increases since mid April of this year!!!!! Luckily our design meeting is next Monday the 10th so this should be our last increases, hopefully. I'm sure the materials also went up when we get to the design meeting.

All the better for those of us that are lucky enough to have already purchased. Just hope we don't get an artificial bubble here!

They keep raising the building cost in one hand.
Then you look at the home sales they offer substantial discounts on the other hand.Go Figure

It's a constant "Catch 22". Look at the price of gasoline lately and add that to the material increase. . . the consumer gets the "maroon harpoon" (AKA "purple shaft")! :)

There are eleven existing new lily models for sale with discounts of $7 - 10K.

:) The bargains in new homes are in the Villages and on streets they are trying to completely finish. If you want to pick your lot and design your house to your specifications, you will pay more no doubt about it. Something for everyone! Lots with a view or on the golf course they go first at premium prices.

All true! Just pointing out that there may be new home bargains out there if you can find one to your liking.

Where I came from that was called Marketing. Raising the price to an artificial high so as to give you the artificial discount. Da. :a040::a040:

True - but, we saw what that did to the housing market in 08! Sometimes that principle bites you right in the arse.

I don't think that supply and demand, which is the #1 rule of economics and will work perfectly if not interfered with, had anything to do with the bubble bursting in '08.
The problem with the housing market back then had more to do with inexpensive bad loans.

I agree, Jim... I bought my stretch lantana in 08 at a major discount (view lot) because they were closing out in my cul de sac. I owe this find to a wonderful salesperson, Ron Delk, who knew what I wanted and worked within my budget. I couldn't be happier with my purchase.

I believe the price of a new home is not set in stone until after your design meeting. Until then, you are subject to any price increases.

We had recurring increases as well but all in all it was still more reasonable than maintaining two homes and Im living in the Villages which is fun and exciting. I get to golf, swim, eat and have drinks with my new friends as well as some friends i have had met here years ago just visiting. The property taxes i was paying up north continue to increase at such a fast rate that it was causing undue stress for me and my wife. We took the plunge and are so happy to be here. I'm sure you will find that even with the price increases you may be able to save on the other areas such as home upgrades, or not paying certain taxes induced by other states. Good Luck

There are plenty of nice preowned homes for sale in The Villages, most of which are under 10 years old. I am always surprised that many people must have a new home. Often preowned homes have many upgrades already in place. Glad you are moving here, I am sure you will love it once your home is built.

But prices increased because of demand - true bad loans made that demand available to many people, but there were just as many not getting bad loans eager to get in on the action. Think maybe it was greed that spurred that whole fiasco - everyone wanting to get rich quic:MOJE_whot:k!
