Finishing the Lanai Floor

We just celebrated our one year anniversay of closing - yippee, has been a wonderful year and we are lovin it here. There is so much we have on our list of things to do, but one of the first is to finish our newly enclosed lanai. We still need to do the floor and install window coverings of some sort. Our dilemma - what to have done?? Painted, tiles, special techniques etc. We plan on carrying the same material outside onto the patio under the pergola. Recommendations please? Pros & Cons? Contractors to call?

When you say you closed your lanai, did you make a Florida room out of your lanai? And if so you'll probably have screened windows all around. We are planning to make a Florida room out of our lanai and we'd be interested to know more about it. Sorry but we'll be looking for someone to do the Florida room including tiling so I'd be interested posting from others too. Am hitching a ride on your post.

I chose to paint my screened front "porch" and tiled my 13x15 screened lanai. Did it myself so can not recommend a contractor.

I would have settled for paint on my lanai but I expanded it and was left with an ugly expansion joint. I also lucked out on the tile as I was on sale and just what we wanted. Paint is less expensive but looks good. Tile looks much better in my opinion.

You might check with Home Warranty for acceptable contractors.

If you are planning on carrying the flooring from inside to outside then you may want to look into Chattahoochee River Rock. While our large lanai is outside we had river rock installed earlier this year and love it. Different colors to choose from and minimal cleaning needed. We do know of a few folks who have installed river rock but can not recall any who have it inside. Price wise I believe it is around $4 per sq ft.

We had our standard screened lanai enclosed with sliding glass windows. It is not under heat/air. We also had a pergola installed over the cement slab off the lanai - absolutely love it! Will make a wonderfully cozy space once we finish it off and add the furniture we want. Work was done by White Aluminum - no complaints.

I very much like the look of tiles, and I know if you purchase the correct kind there isn't a problem with them being slippery when wet. I do have a concern - only because friends of ours are experiencing this right now - during the heat of this summer their lanai tiles buckled and several of them cracked. Most likely this is a result of improper installation. Our lanai will be getting very hot during the summer months and we will not be here to monitor - has anyone else had or seen this problem?

River rock looks good, but at 4$ a sq this may be worth looking at, they are 1" thick pavers at about $2 a sq.

they are put in with special calking in a regular calking gun, if handy can be a DIY or a contractor can't cost that much or as much as a tile job.

This is by far one of the easiest DIY projects to do.

Take a calking gun make two lines put the pavers down.

If you want to do it I can show you how, if you rather have someone do it, I can help you get bids, it should be a days labor cost for a lanai.

We stained/painted our screen lanai and did the same with concrete pad. Amy Newsom, Inc. did a great job. On a previous lanai we had tile. Problem with tile is when it gets wet it gets slick.

Agree, that can be an issue with tiles, but that's another reason I'm doing the pavers.

Jimbo, thanks for posting the pics - absolutely beautiful results. Question - if one opts to do this as a DIY, is it necessary to rent machinery to cut the pavers?

Yes, what you do is install all the stones that need no cutting.

Next day rent from HD or elsewhere a cutter, it needs water, these cut very easy.

but you need to let the cut stones dry a bit before gluing them in place.

Don't walk on these for a day.

Some tiles do get slippery when wet as does some paint. I have neither problem. In the event you elect to go with either make your selection carefully.

I agree improper installation could cause cracking. However, proper preparation is as important. If it is a DYI job make sure to get proper instruction. If you contract it I would advise getting referrals from the Warranty Department. The lowest bid is not necessarily the one to go with.

Matt Allums of Chattahoochee River Rock (352-253-0622). We have about 1,100 sq ft of lanai and they power washed one day and spent 6 hours installing the river rock the next day. It does require a sealer every couple of years, about $250, which helps keep it sealed and colors sharp.

If you tend to go barefoot on your lanai, you might want to check how the river rock feels on your barefeet. I admit it does look nice----wife (who is a barefoot person around the house) didn't like the feel but then others might. No problem if you wear shoes around the house like me! As mentioned previously, we ended up stain with a tile pattern which looks very nice.
