We're not TVers quite yet, but do have a LSV scheduled in December. In the meantime I've been spending some time flyin over & around TV via Google Earth & MSN maps trying to get my bearings & familiarize myself with the major streets, so hopefully we won't get lost too many times during our visit.
(we'll see how that works out!)

Anyway, last nite during one of my flyovers I happened to notice a group of CYVs that surrounded a good sized green area with a central pool in the middle, and it appears that every one of the CYVs has a back gate & their own sidewalk leading to the pool. I thought it looked like a wonderful arrangement, and I'm curious if this design was repeated anywhere else? I would guess that these rarely come up for sale, and I'll bet they sell for a premium price.

If anyone is unfamiliar & wants to take a look they are a few blocks southwest of Spanish Springs and bordered by Hernandez drive & Dominguez drive.

These are the only CYV's that have a private pool for residents only. They do come on the market occasionally and are not significantly more expensive than other CYV's of the same age. Each resident pays an annual fee, not that much as I recall, to maintain the pool.

I rented there for a month. It's a nice area...older, but nice. I do believe however as janmcn stated, it's the only neighborhood that has this. If I were looking for a CYV resale, I'd look there. It's close to Spanish Springs, which is my favorite square.

There's a CYV there for sale right now for $149,900, and the monthly fee for the pool is $45. Check thevillages.com web site, resale homes, Village Rio Grande.

Stumbled across them by accident going to Hacienda Rec. Center so we drove through.
They do look very nice.

It is the villas of De La Mesa. We rented there once and even though they are older, they are quite nice. The central pool and park-like setting are for those villas only and IMHO are worth the additional $45 per month. We were told that they were originally used for Lifestyle visits and later sold to buyers. At first we wanted to buy there but none were available at the time we had to find something. I did notice that there are a lot of more seasoned and settled residents so you might want to consider that when looking around. Also the prices on the villas that back up to the pool seemed quite high. A 2 BR that needed quite a bit of upgrading was on the market for $215 last year. I think it sold for $208. I was told by the realtor that if you back up to the pool you are limited in improvements you can make in the rear. This unit had an enclosed Florida room and no porch and he said we could not add a lanai. Great location!

The $45/mo covers the pool maintenance and the painting of the villas (outside).

I found it on the the map and it is so cute! Wish they had more of these! Close to pool and a great park for walking the dog!

RULES AND REGULATIONS INTRODUCTION
The Villa De La Mesa is a community consisting of 139 courtyard villas. This community is unique within the Villages in that it contains a swimming pool which is used exclusively by the De La Mesa residents and their guests. The pool is part of a large park-like area which has a number of villas on two sides.
The residents of De La Mesa are responsible for the maintenance and repair of the pool and its equipment, the structures around the pool deck, the park area and certain other “common” areas which make up this community. In order to cover the expense of maintenance and repair, the residents pay a monthly fee to the De La Mesa Homeowner’s Association SNIP.....
