In order to keep your rate, if the home is not a full time residence, you must show a contract w/ a legit homewatch co. or lose your coverage

I am not positive, but I don't believe that is the case with all insurance companies. Try calling Elaine at Allstate 753-4340. They sell home insurance with several Florida companies.

As of last year, you could get insurance thru AAA with no home watch by professional.

Defnitely try Elaine at Allstate. We ran into the same problem last October. Allstate doesn't require this.

But allstate does not offer sink hole insurance, the villages still does

Asianthree, you are right. No sinkhole insurance through Elaine. I haven't figured out why that is. Villages Insurance still offers it?

If you're having trouble getting sinkhole coverage, contact Rita Canty with Brightway Insurance out of Jacksonville - (904) 646-1850
They represent a vast majority of the insurance companies that write HO insurance in FL. I'm sure they'll be able to help you.

Villages Ins. tried that with us last May and we went with a different agency. We went with AAA. They were very easy to deal with with. We do not have sinkhole ins. tho.

The reason I believe that The Villages Insurance requires those who are seasonal residents (not full-time permanent residents) to have a Home Watch Service is to be sure there is a watchful eye, for the homeowners best interest. For example, if you God-forbid, your home would start to show signs of crack lets say, your Home Watch Service should immediately let you know as this maybe the onset of a much larger problem. Or, lets say, someone left for an extended period of time and forgot or didn't know, to shut their main water off. Let's say a pipe burst, if you had someone in there checking once per week, could be a lot less damage than if you were gone for 6 months.
The reason I am giving these examples is I know from experience. I own and operate a service here in The Villages, which I can't not say due to no longer advertising on this site but am also listed with The Villages Insurance as one of their recommendations. And, you must be insured and bonded to be on their list. Just protect yourself from a fly-by-nighter. Makes sense to me.

Southern Fidelity still includes sinkhole with no inspection for Sumter County. Premiums higher. The other companies require inspection but high % are approved for sinkhole.

You may want to speak to your agent about what the sinkhole insurance covers. If I'm not mistaken the state of Florida requires those who cover sinkholes to only cover for the loss of your home if it is made uninhabitable by a sinkhole. In other words, your entire yard can vanish and you aren't covered. My agent confirmed this, and told me that there is no blanket coverage for sinkhole damage, only for damage that makes the house uninhabitable.

Isn't the homeowner insurance on unoccupied (3 month or longer) property very high in price here in The Villages?
