Has anyone closed early on a new build? was there a charge to close early? I am due to close end of Nov and was told to even move up a day or 2 there is a $250 change fee and this is with no mortage. The house could be completed sitting empty and they won't move the date up without a fee. I thought I heard where some people had there closings moved up sometimes up to 2 weeks early, assumed this was the builder requesting the move up date so they could get there money.

When we bought 2 years ago, they would not move up the date at all.

Early closings cost $250.00. Its considered a change order.
We closed early and paid and were happy to.
Do the math; 300 new homes a month figure 50% close early so 150 X$250 = $37,500 a month added profits X 12 = $450,000!
All homes are ready before the date the buyer is given and I was told the builder has never kept a buyer waiting beyond the date given.
Pretty smart in my opinion.

We were able to move up our closing date by two weeks and yes, the charge was $250. It was worth that to us to be able to move in early.

Check with your insurance if you move it up. If you have already set up the insurance to take effect on a particular date and paid for it, you might have to pay for the extra days between your new closing date and the old one or not be covered. Not every insurance company will change the effective date after you paid for the policy. Since you mentioned a cash sale there is no bank to satisfy and I wouldn't be too worried about the house burning down during those few days but there will be a lot of people coming over - neighbors, movers, water purification salesmen, landscapers, ect. and each will have an opportunity to get injured on your property- step off a curb, trip, slip and own your house before you get to enjoy it.

I just called the insurance about it, thanks for bringing up that point. I did get my closing moved in a week for $250 in change fee, but worth it as now I can get painting, floors and counte tops done before I move in.
