design appt later in december and not sure whether to let the builder do the pool or hire it done separately? all advice welcome..:welcome:

We considered doing it after but chose to do it with T&D at the same time. We felt we would be on the bottom of the list for T&D later on and didn't want to have an issue if there were any problem whatsoever. Didn't want each to point the finger at the other. That said, there are other reputable companies as well as T&D. But for the most part we are very happy with their build.

If you want the similar (unless customized) one as everyone else has and like to pay more than need be,
T&D is the way to go IMO.
Also if done at the time of the build T&D has to add on a pound of flesh for the Villages as markup.
Now that our home is on a big lot I'm doing my due diligence on pools and spa's.
If you can wait a bit I'll tell you what I find out.

It is true that there is a mark up for TV when you do T&D during the build. We did a ton of things after market to save money and get exactly what we wanted but just felt we didn't know enough about building a pool that we wanted to take on that possible liability. If anything went wrong, we knew we had recourse. And the expense of building a pool and cage with pillars is a large investment so we wanted to make sure it was done right.
As for getting what everyone else has, that's a little harsh. We found more than enough customizing available. I guarantee you, no one has our pool.
But absolutely get Jimbo's research if he gets it before your meeting.

We did it after. T&D was too busy, arrogant, and waaaaaay expensive for what you got. Went with All Seasons and although it turned out ok, was not impressed at all with their crews, management, followup, and promises. If you can tolerate all that, PLUS longer than it should have taken to build, (8 weeks), than another 8 weeks to finalize everything and fix all their "mistakes" ... good luck. Else I would go elsewhere.

My wife tried to have T&D look at the new home we were thinking about buying to make sure a pool would work but they were not interested in even looking at the project unless we wanted to wait about three months. This was the second bad experience we had with them. We were there earlier in the year and just wanted to talk to someone about pools and they told us someone would call and never did and when we visited the store, they didn't seem to be very interested in helping us. We had a much better experience with All Seasons. They were very helpful and accommodating and gave us several references. They looked at our property (we did buy the home) and designed a pool. We have not yet committed to the project and will look around some more but we have pretty much ruled out T&D because of their terrible attitude.

Hit it RIGHT ON THE HEAD! Same exact experience with T&D. Plus when we got into the details "how" they build the pool with the sides, warranties, and price. Definitely not worth it. Why would anyone deal with an arrogant company that their product is so-so when they have choices. We knew there also was a catch when they are the ONLY pool business TV will allow to build a pool when the house is being built. i am waiting for the build out and than watch how they beg for customers.
When we asked they told us we are too busy.. It will be 3-4 weeks just to talk to them. I asked for just a ballpark for a 12 x24 pool with a bird cage ..period. They said they would have to look at the property, but guessed $63000! We all laughed and had fun with it. I told the person next time you go to an auto dealer for a price on a Malibu, and they tell you between $15-60000, you should be ok with that pricing.
btw.. All others were about 1/3 less. Guess when you are busy you can do that.

All Seasons put our pool in. They said six weeks...it was six weeks. No problems. If there was the job super was out the same day. We love our pool!

We've been here 2 1/2 years and decided to put in a pool. We shopped around and decided on T&D after getting some mis-information from another company. They were very up front about how busy they are with new builds. We contracted the end of August and our pool was started mid November. They stopped writing contracts for pools for existing homes a couple of months ago so if you want them, I would add it on to the build plan. We have been very happy with the professional job they are doing. They have been very responsive to all our questions/suggestions.

As for their attitude, I agree. They have a very good customer in TV and after builds are less important. That is actually a reason I think if you are going to go with T&D, you do so with the build. You really don't deal with them after design which I found to be less than wonderful. We were just one more pool. No real enthusiasm for our vision. But you don't deal with them after that. Your builder deals with them. You see them the day after you close and they go through all the equipment etc. And they are responsive.
Could you be more specific as to their product is so-so? What is lacking or substandard? What do other pool builds to that is superior to T&D?

We went with T&D at build time....seemd like less hassle and builder makes sure its all completed by closing. Other issue for us was we didn't want to use "cash" or a second loan afte closing. Could be $60-80k cost, if spa included. The down side of this is bigger loan and assessment. Both choices have clear positives and negatives.

I would forget about T&D after market now. TV is having them build 15 pools right now ON SPECS! I suspect with their decision to upgrade specs to attract buyers who were initially looking to custom build, T&D will be even busier for the next couple years. If you are not going to use them in conjunction with your custom build, and you want to swim in your own pool within the next year, go look for another builder.

we chose T&D during TV' busiest of ever times 2005/2006. We were given a start date further out in time than we would have liked but we waited 2 years after building the house so what was the big deal with waiting a little longer to get the supplier of choice? There is no big deal....just a state of mind.
I personally designed our pool and deck area and bird cage and T&D built it the way we psecified.
The have the knowledge, the have the equipment, they have the crews, they use the best equipment for controls/pumps/etc.
And for those who claim "attitude" as an issue.... it takes two parties to complete an attitude....and of course it is always the other guy,....eh?
Their follow up on any after the insatll is as good as it gets.
I did have three quotes and T&D was in the misddle. The top priced one was a smaller company who was so busy the only way they managed their schedule was by raising the price.
Can one get a a cheaper/less expensive pool? Of course and we all know we get what we pay for....eh??

We also used T&D pools after the build because we wouldn't be moving down permanently until June 2013. We contacted them in July and had a wonderful person, Charlie Yocum, come out and check out the property. I had the idea to have a octagon shaped cage over the pool and Charlie drew out plans that were perfect for our property. They started construction in October and are now putting the finishing touches on it. When we come down for Christmas, a T&D rep is coming by to show us how to take care of the pool. The pictures sent by our wonderful neighbor look gorgeous and we are so excited to at least dip our toes in it (Brrrrrrrrrrr). Merry Christmas everyone!

Ditto on the above post. We have had 4 pools built in the past and we shopped several other pool contractors to build this one. T&D was very close in price being only 2000 dollars more than the second best quote. Now I have a lot of experience with this and feel that is why the pricing was very close. I made sure I was talking apples and apples.
After using a magnifying glass to analyze quality of workmanship and value of equipment like pump etc. T&D won out there for sure. Of the last five homes and pools, I find T&D by far the best. They only build approximately one home per day or about 300 plus per year, they have more customers than time to build. That may come off as arrogant to some, but I found it an asset to be so sure and positive of their company.

We probably cannot talk you out of a pool but we've had an in-ground up north since 1986. We still have our place and the pool but we've talked about becoming full-time Villages residents and a pool IS NOT in our future. The kids are all grown, the grandchildren are teenagers and we find the pool good for sitting on the stairs sipping a gin & tonic. We would just as well use the Lynnhaven pool or any other.

Bad exp. with T&D 5 week wait and they are so busy. Ginny said $35 k for base pool no het,etc. our 14 X32 was quoted at $64 ! Quite a jump Would love to hear your decision. 751-1960 Gary and Ann Lovell
