View Full Version : 2 Bedroom vs 3 bedroom in CYV

Selling our Wisteria to buy a CYV. Hubby thinks a two bedroom will work. I disagree. He is in his 80's, I in my 70's. He thinks when one of us ends up alone, two bedrooms will be perfect. I agree, but what about right now? How do we use the guest bedroom for an office, den, guest room and stay sane?!!!

Have you looked at Murphy beds ?
Use the room as an office/den and only open the bed when you actually have guests.
Many really nice layouts in all price ranges.

We have a 3 BR CYV, are in our early 60s now. Have plenty of visitors and are also snowbirds - we go north about 4-1/2 mos. per year. Would be very unhappy with a 2 BR anything. I wouldn't feel it was too big if I were alone.
Yards and upkeep are similar unless you have a corner lot. Bonds are the same, upkeep about the same, Would cost slightly more to replace the roof in a 3 BR. Utilities and taxes slightly higher.
We also like a model with an inside Laundry - both to do the laundry inside and to provide another storage room - we have an extra fridge, cabinets above w/d and shelf above fridge/sink. I don't think any of the 2 BR plans have inside laundry rooms. The 3 BR of our model has a larger pantry.
I would say that ALL of the neighbors I know with a 2 BR wish they had a 3 BR, with one exception - an older woman (90s) who lives alone, no overnight guests that I know of.
If you are only in your 70s, you could live 20 plus more years - that's a long time to be wishing you had bought a 3 BR.
Having said that, if you don't have hobbies and just a few guests, a 2 br might be fine. We use our 3rd BR as a place to keep the printer/copier/scanner, shredder, desk to hide papers until I get around to filing/shredding stuff, storage for winter clothes, games, photo gallery, musical instruments, music practice room, extra room to use an airbed in when we have extra guests.
I use the 2nd BR - near the guest bath - as a sewing room/guest room. When we have guests I don't get much sewing done - I'm a quilter and also make stuff for grandkids. Easy to stash stuff away and still keep some drawers and part of the closet for guests. I like the window location in the front of the villa for sewing.

I think a major complaint is not enough room so I would vote for the 3 bedrooms. You could always close the door if you find out you do not need it. Or, if you have an occasional guest and you want a bed in the room, consider an air bed. Get the ones that are higher - about 18"+ from the floor - and probably under $200.00

I live alone and have a 3 bedroom townhome right now. I cannot see downsizing to a 2 bedroom, ever. Not that I have a lot of stuff, but just having the extra elbow room so to speak, makes it more comfortable. IMO.

We have a 2 BR CYV (2005) , and our only regret since is that we didn't buy a 3 BR. To sell the 2 BR and buy a 3 BR now would cost us close to 60K. Should have done it originally.
