My wife and I want to purchase a Designer home on a lot that backs up to a Villa. What is a reasonable premium for this type of lot?

You can go to the neighborhood map, click on a lot against a villa section and see the price. Section 215 still has a few against the wall. They range from $6-11k premium but that could be because of the size of the lot too. Just curious since we are seriously looking at building in the Villages. What are your pros-and-cons to a wall in the back yard. Privacy is clearly one, but is it offset by having sight limitations?

I think I would feel like I was in jail or a big city with walls
Privacy can be had with lanscaping

It's really a matter of your preference. Do you want to sit and look at neighbors in your backyard, or would you prefer the privacy of a wall?
If, on the other hand, there are no homes behind you, then TV would not build a wall there. I have friends who back onto villas who have a wall behind their home and they love it for the privacy it gives, plus they have a large dog who can be out in the yard.

We love our wall. We have landscaped all along the length of it, and it looks lovely. We reallllllllly like the privacy. We didn't t think we could landscape enough to cover up another lanai 20 feet away from us. My first pick would be a corner lot with wall behind, but our neighbors got there first. But we are very happy with the wall, and it was only about 10K extra.
Another point--our dog likes to be on a line in the backyard while we're on the lanai, and he's not able to see the little dogs on the other side of the wall, so he's not bothering them, and they're not seeing him and going into a fear-aggressive frenzy over the fact that there's a big dog ten feet away from them.

We love our wall too. Privacy is wonderful and neighbors , till now, seem to be quiet.
Paying to be on a golf course was too much on a retirement income.
Street traffic might be dusty and/ or a little bit noisy.
A corner lot; too much upkeep so yes, we like our wall. :)

i have given up trying to figure out what makes a lot more than others. our lot had a $2000 premium and we have a kissing lanai so go figure

specifically bought our lot in Charlotte because it backed a wall. couldn't be happier...
