View Full Version : No Stretches For You!

Was wondering if this has happened to any of you. We bought our lot last summer with the specific intention of stretching the garage 2 feet and the Lani 4 feet. Supposedly it was checked and double checked with whoever does that sort of thing (CAD?) and we received a plot map showing the house sitting on the lot with the stretches drawn in. We arrived down here couple of days ago for our design meeting which is tomorrow and were told there was a mistake made and the scale that was used was incorrect! It was run by CAD again and we are now told that there are no stretches allowed on the garage at all and the most they will give us on the Lani is 1 foot 8 inches! It would be putting it mildly to say we are just a bit upset! We have had this lot for 8 months and have really been looking for years before that.
How can they do this at the last minute? :faint:

Sorry to hear of your lot restrictions. I have ever heard of this before, but I would be more than upset too. Don't know what model you are building, but would not build an Iris without being able to stretch the garage at least in length and also lanai. I know you are doing your design meeting, is there another lot you can consider? Your sales person should be looking all over for you. Best of luck.

If this stretching was included in the pricing and in the contract, you would have a way of either getting a new lot that could accomodate the stretching.
Since you did get the plat showing the house with all the stretching, it seems to me the mistake was on the part of The Villages design team and you are entitled to what what was drawn and that will mean a different lot.
Your sales agent definitely should work with the design team to get this resolved quickly and to your advantage.
That kind of mixup is one big reason I decided to buy a resale home. Everything is built so you get exactly what you see with no surprises.

Everyone knows I am a huge fan of this place and it's processes and procedures. I am totally shocked, especially after you received the drawing placement.
I am so sorry for your disappointment. I feel that everything possible will be done to try to correct this mistake. I am sure they will move mountains and lots for you.

yes I heard it before, but the house must be built within the setbacks without applying for a variance, which I told is rarely approved. Also take time.
A std lot is 60x90
If you want to add a golf cart garage u must have a lot 70' wide.
If U want to bump to the back you need a lot deeper than 90'
What size is your lot?
Sounds like a lot switch or model change to stay there.
However they should discount another lot because of two reasons.
Their error.
the prices went up on better lots in 8 months.
Relax there R plenty of great lots

They can do whatever they please.
Our rep deleted the carpet other than the bedrooms as requested and then forgot to apply "tile" to the price quote.
We picked out our options and the price came in 20K higher than we had expected.
No apology from TV. The rep said sorry for the "inconvenience"!
Arriving late is an inconvenience not missing 20K in the quote.
TV did offer to refund us our deposit but we had already leased out our house in Winter Park and still wanted to be here.
We dropped the pool bath and moved on and are GLAD we did.

That is so distressing! Definitely wouldn't stand for that "miscalculation." What if you want to add a birdcage sometime down the road? Many people do! If you accept the lot you will lose the opportunity to expand later.

if you have a prior document from TV showing and accepting that your proposal would work, then I personally would stand your ground. Let them know you expect to have your home as built and "previously" approved....and insist TV figure out how to make it happen.
And if there is a physical restriction, I would further insist they then present to you lots in a similar ambieance as your choice initially led to the lot you have.
You will be surprised what can happen if you challenge the forst line of communication, the sales rep and demand to have your issue reviewed by management. The best one I know to take the case to is Jennifer Paar, VP Marketing & Sales (and more importantly...daughter of the developer). She is more available than a lot of people would like to put on.
Don't give up on your dream plan....good luck.

Michiganders: Even though nothing like this happen to us in TV, we had something very similar happen when we built our first retirement home in another community. Like you, to say we were disappointed is an understatement. We got over it and moved on but it took some time. We definitely learned some things from our previous experience. I think the "key" here is your sales Rep who should push the right buttons to make you whole. Let us hear how your situation is resolved. Good luck.

Michiganders,
Maybe you should consider talking to a lawyer to determine your rights. Maybe one who is not local. Developer has considerable clout around here.

They will bend over backwards to fix it.
They really try very hard to keep people happy. They don't have to do any slight of hand to sell houses. I have to think this was a mistake and if you don't get the right answers, then go to the sales manager, Jennifer Parr.
Remember Penn or Penquin had a utility box that was right out the back screen door? They moved the screen door.

Thanks everyone! I think we are over the initial shock.
Our design team person is working on some creative alternatives with us to try and address the stretches we lost. We really love our lot and our future neighborhood! We have been visiting it off and on for for 8 months since we purchased it and we already feel part of the neighborhood! Our neighbors are fantastic and we didn't want to start looking all over again. It will work out and we will be happy just to finally be living the dream (even if it is on a smaller lani.) Hey, that will just make us that much closer to the people we have over! :icon_wink:
