while looking on realtor.com I was looking at "recently sold" and found many homes in the villages having sold for 20-30,000 I am missing something here these are homes built not an empty site waiting , a couple oif them show as being sold in 2011 for 200+ then sold again in 2012 approx 1 year later for 20-30,000 can someone educate me on where to locate these types of homes are they foreclosures ? I just find it hard to believe homes are selling in TV for that amount of money when I see mobile homes in TV selling for 100+, someone please educate me

You are missing something. 30 Year old single wide trailers sell for far more than that.

I agree thats why I threw it out there on here, I am baffled and still trying to figure it out I went back to the website and reviewed it again thinking I misinterpreted something

I looked at the site and I found some of the places that you mentioned and they are in Lady Lake, not the Villages. Generally, they were mobile homes in some of the older parks.

ok but the address on alot of them specifically says TV and I just verified the address and certaily appears to be in TV... 714 hannond place sold on 2/17/11 for 210,000 and then again on 11/19/12 for 23,600 .... so it got my attn and just doesnt seem accurate so figured what better place to try and get some info than TOTV

possibly I dont know thats why I was looking here for help, there were several in this price range stating TV as location I knew it too good to be true LOL and if it could be verified I am on the 1st plane out with a bank check and move things up by 5 years ......

I ,m saying a miss print in the add....the 23,600 price probably should be 236,000....happens all the time...

that could be , just so many posted as sold well below average selling price within the villagesthat I decided to post something here looking for answers

This house near me was listed wrong. Stated that it sold for 49,000, in should have said 149,000.00 typo. Made us wonder too since that would bring the value of our house down and we just bought 2 years ago.

Sumter County shows the sales price for the above address as:
2012 236K
2011 210K
2006 261K at its peak.
Not sure what the OP is looking at.

Yes, I see the same thing. Doesn't show anything about a trust, usually it does.

keith I was looking at recently sold on realtor.com and thats where the 23,600 price was shown , I am guessing a cpl zeroes were left off for one reason or another or that perhaps they were foreclosures I knew it was too good to be true and just needed to confirm it 236,000 seems much more appropriate... Graciegirl that is certainly a possibility to which that angle never entered my mind

I believe its a typo, and a couple of zeros left off... But that is kinda scary, no???? I thought maybe foreclosure but the fact that $23,600 was recorded on Realtor but on Sumter Tax Appraiser it is $236,000 seems its more like a typo. Glenn, hope you didn't book the flight already... LOL...

no didn't book the flight LOL will be down in june looking though , coming to see my parents and attending a reunion in orlando .... cant wait to "kick it" in TV for 5 days though

That home sold for $236,000. Sales are a matter of public record.

Sumter County Property Appraiser - Joey Hooten - Bushnell, Florida - 352-569-6800 (http://www.sumterpa.com/) Marion County Florida, Property Appraiser (http://www.pa.marion.fl.us/) Go to one of these sites depending on the county the property is in and do a search you can get the accurate records for the property in question including in many cases copies of the deeds. I'm guessing Lake county also has a site but I haven't been on that site. Many times you will get a lower price recorded when a spouse dies and the surviving spouse is transferring the home into just their name or it's being transferred to a trust.

Thanks for the website of the property appraisers. This helps in knowing about what taxes will be on a property. It appears they take appraised value and deduct about 22% for tax value less homestead.

The homestead exemption is currently $50,000 (as opposed to a percentage)
There are also other exemptions that you may qualify for. Here's a link with more info.
