Looking at a map, I was curious.
Would it be safe to "assume" (hate that word) that the "rough" borders of TV would be:
North - Highway 42
East - Rte. 441
South - Rte. 44
West - Rte. 301
Pondering, planning etc.

When my Dad moved here south was 466
When I bought here south was 466A.... not sure where south will be in 5 more years ?

And in the coming years the south border will be the newly acquired 18,000 acres recently slotted for development south of 44 according to several reports. We have heard several people talking about The Villages at Wildwood. Most interesting if it is true.

The trolley tour guide said TV is now 42 square miles. I think only Gary Morse knows if it will expand further. IMHO

The west side is several miles east of 301.

What reports? Which people?
If you go to this Web site abd scroll down you'll see mention of The Villages of Wildwood. In reading it refers to the Brownwood development area as the Villages of Wildwood.The only other land that's been report is for road and ROW for Florida Turnpike ROW.

Yes, I have heard that The Developer has purchased a fair chunk of land south of FL-44.
And, given history, that suggests more houses! And, given other on-going rumors, it suggests a direct link with Florida's Turnpike!
But, I have seen/heard nary a confirming word! :o

Thats old news and certainly not 18,000 acres!

on the northern end ... in western Briar Meadow, 301 is about a driver and a strong wedge away.

A few years ago rumor was the family would build out and move on to Texas to start a new development. How did that rumor work out?
Whatever the Morse family decides, move on, retire or stay, I say Thank You!!!

I agree wholeheartedly. Trouble is, don't we need an arbitrator to decide which rumor is, indeed, "unsubstantiated," and which is, indeed, "substantiated," and thus "fact?"

That was posted on an earlier Thread so I just searched it out. Brownwood is located in Wildwood Village which probably explains why we have a police station located there, The Market got moved there, and I believe I read in an earlier post they were able to get some type of community development fund or bonds from Wildwood, also a piece of property was swapped over to TV from Wildwood. I know Moorse Blvd is going down to the Turnpike, the developer put up monies for the interchange and supposedly some properties were bought up in that area and ares along the way for road ROWs. There's a ton of info on TOTV if you can weed thru the BS complaing crap. JMO All this info is from reading on here, searching on the Web and reading the legal in the newspaper. I have NO connection with the developer.

west is more like Powell Rd...at least in the south :laugh:

The village recently purchased 450 acres just west of 301 and 1/2 mile south of 466. that property is zoned for mixed use including 4 to 12 homes per acre. I understand that they are building homes for the people that work in the villages but don't meet the over 55 requirement. The villages really take care of their own!

The property mentioned was in yesterday's paper...classified legal notices section where they were petitioning either for water management plan or change In zoning. Owner is mid Florida properties with address in Lake Sumter landing. Will be a residential area.

How is that taking care of their own? They won't be free!!!!
They will have impact fees and higher than normal selling price if it's the same as Buffalo Ridge. No amenities.....

I was corrected by Flash on page 1. It is east of 441 since 441 is a north/south highway. I had my east/west backwards.

Looking at the map again -
Griffin Ave runs nearly perfectly East/West. Griffin is the original Southern border of the (historic) Villages. 441 intersects Griffin at the West end of
Griffin and runs in a Northwest direction from there.
Considering the above, a case could be made that the historic villages is North of 441. I always considered it to be East of 441 but wouldn't be surprised if I was wrong (again).
Further South 441 runs in a more North/South direction and could be called the East boundary of TV (except TV is a few miles West of 441 in that area.

It will sure be interesting to see what happens in the future. For my money, I hope Morse keeps building south of 44 because I think the bigger TV gets the better it is. There will be more golf courses, more restaurants, more shopping centers, more health care facilities and ultimately more choices for all of us 'villagers'.
