I recently found out that the villages purchased and have begun to clear 450 Acres off of 301 just 1/2 mile south of 466. I've heard that they are going to build housing for people that work in the Villages.
If it's anything like their charter school program it should be a wonderful opportunity for those of us that aren't old enough to live in the villages.
it should also spur additional commercial development in buffalo ridge as well as in the Oxford / Wildwood aria.

You have heard correctly ole wise one.....
Property is owned by Mid-Florida Properties addressed at Lake Sumter Landing. suppose to be for Villages Employees to degree. Kind like a family unit but may differ. Depends on what will be considered for qualifying for the financial needs. Also suppose to help with the new expansion of the Hospital.... Think there might be a plan somewhere??????????????
Suppose to start building by the end of the year. :MOJE_whot:

If I understand the location properly, (South of 466, East of 301) then I think the property backs up to the rail road tracks? Not an especially desirable location, if this is correct.

If you go west on 466,, Turn left or south on 301,, turn right on CR-214 just before Sherwin-Williams Paints. All down on right past the church.
Just Past the Oxford Land Company Office..

so if this complex is going to be for employees/families of employees of the villages, it really isn't an expansion for residents of the villages, right?
those employees/families don't usually pay amenities fees and enjoy same, right?

i'm sure that they will have their own amenities but they already have other benefits that others don't for example their charter School's are rated A. If you work for the villages or one of it's tenants your children can attend absolutely free. I pay 2,000 per month to send my children to a private christian school. if i lived closer i'd gladly take a second weekend job and work for free for that benefit!
that will not infringe on nor bottleneck the villages residents and with the recent road expansion it will not clog up the roads either! it's a brilliant decision....

I like the idea of providing good, affordable housing for younger people that want to raise their family and work in The Villages. The better then ammenities for these folks the better candidates will be attracted to work here. I understand the pay scale is very low, but if there were some improvement in that along with great housing it could be another home run for the developer. I wish this venture the best of all things.

I'm not against it at all, but wouldn't there be an increase in traffic simply because of increased population density in the area? I imagine residents would go to Southern Trace shopping center and patronize the restaurants/businesses along 466.

Residents of the Villages family sections (Bison Valley, Spring Arbor etc) do not pay Amenity fees and cannot use the amenities those fees pay for (golf courses, swimming pools, recreation centers etc.) They ARE citizens and can certainly shop in the stores, drive on the roads, eat in the restaurants . . . I hope no one is objecting to that.

When reading posts on the Forum It is very easy to tell when their glass is half-full and
when it half empty.

That place will be a slight increase in traffic, the main increase will come from all the building south of 466a for The Villages,,, that will be a big impact.
I am sure they will shop all over,, I live in Bison Valley but shop at all squares. rather stay away from Southern Trace. There is alot of things going in in Pinellas Plaza and south.
