Okay I would love to hear the pros and cons of a designer corner lot. As I see it the pro is you can extend the lanai out to the side in most cases. Con would be more lot to water but is it a lot more expensive?
I would really love to hear all opinions!

more traffic, less privacy, people and dogs may cut corners, probably more yard mntc, higher irrigation bill.

There is a ranch on a large corner lot in Ashland where the owner's have extended their home significantly due to the amount of extra land on a corner lot. It looks great.

corner lot up north now 1/2 acre...every person who walks, snow sleds or rides a bike feels the need to use our yard...we are done with that when we come down full time

I love our corner lot. Much better view and I don't have a neighbors home directly behind the lanai. I needed a corner lot to build the home I wanted. 4' deep stretch, 4' wide stretch, 4' lanai stretch and a golf cart garage. :thumbup:

Almost bought on a corner lot, but just didn't work out. Now that I have experienced the cost and maintenance of this damn Zoysia grass I am grateful I have an interior lot and don't have to worry about that large expanse on the corner. Have an offset lot which gives me an open feeling in the back without the additional maintenance. Just one person's thoughts.

Pros - more land=more privacy, room to expand should you want to.
Cons - larger lot = larger water bill, more costly to maintain, more costly to landscape, it will be the neighborhood toilet for dogs, more traffic and noise from corner lot.
Purchase what will suit your needs best.

We love ours. Love looking out the side lanai view. No dogs walk through. Little more expensive.

We spent months looking for ideal CTV on a corner because we wanted to add a pool. We needed a CTV because it was an easy fit with dogs. We finally bought our dream home on April 5th, with an outside lot. We thought we had given up the idea of a pool, but decided to get a professional opinion. We are into construction of a 19x10 pool in a yard we didn't think we could put one. Not huge, but definitely a nice size. So you don't always have to have a corner to get what you want...

Asianthree: We've experienced the same up north. In TV, we were looking for a lot to stretch our model to the side, and almost bought a corner. However, having already experienced the extra upkeep of a corner, we decided against it. My DH determined that it would cost more to landscape and maintain (already knew that). I may end up regretting the decision, but for now I'm relieved. I joke with people that my neighbor next door is so close that I could probably spit into their house (not that I would want to as my neighbor whom I've met is lovely)!!

Love the corner lot, love the privacy.. To each there own.. You have to weigh out the pros and cons and see which comes out on top and works for you! Every situation has a pro and con.

A corner lot beautifully accentuates your home. As you drive up to your house you get to see the side as well as the front. If you have a Begonia or Gardenia your living room windows look out on corner lot landscaping as well as gorgeous sky views instead of a close, dark view of your neighbor's house. You get a feeling of spaciousness when looking out of your home. Another real plus is the lanai view, especially if your lanai is offset from your back neighbor. You get this great sky view from the lanai as well as a great view, with a lot of distance, of the attractive, front side of your backstreet neighbor's houses and landscaping.

Corner lots are wonderful , if they weren't $20,000+ everybody would want one. Just like the beautiful golf course lot that fit our home nicely for only $185,000...

I have some of the best of both worlds - my lot is a corner but not a corner. It's on the outside bend of a street. 12K sq feet. Gave me plenty of room to put a decent size (50 X 30) birdcage with pool. No street noise since there is only 25 homes and we're in the middle. From the pool we have privacy since it only looks out upon the fronts of the homes across the street and golf behind that. Since the lot was 'only' 24K extra we feel it was a bargain. So not all corners are corners:)

I totally LOVE my corner lot. More land and good grass and further away from the street. A little more money on maintaining it, but I LOVE it and that's what counts. I love my grass, I just don't smoke it.

I'm not sure I understand how a corner lot is more private. It seems like you are more exposed. Perhaps it involves what type of house you have and abut to. Our lot has neighbors on both sides. On one side the side of our house faces the side that the neighbor has frosted windows for their bathroom, and no other windows, so we have no interaction from neighbors on that side and they cannot see into our home. If we were on a corner, we would be looking out onto the street from that side and people would be walking and driving by looking into our house. On the other side, our house has just the bathroom/frosted windows, so we really don't see their house. I feel our house is very private in that sense. I do imagine a corner lot allows more light in on one side, which would be nice, but we put in solar tubes to compensate and are happy with the result.

Corner lot has only one lanai behind. Inside lot has ten lanais behind it. I prefer seeing people walking by 100 feet away, rather than seeing and hearing groups of people out on all their lanais. Everyone has their preference. Some prefer being closed in on all sides, others need more space and prefer a corner lot. To each his own. Probably the key advantage of an inside lot is that it costs $30,000 less to purchase and it also costs less to maintain. To the budget conscious, it is a no brainer, go for the inside lot.

Sometimes, a corner lot is one of only a few viable options depending on what you want to do with the home you're building or what plans you have for after you move in.

We bought a corner lot on a cul de sac toward the back end of section 214 one street before the golf course. It is perfect for us, we love the open view from both the house and lanai, it gives us a feeling of openess, and it is not that much more to irrigate. The house looks better on the more open expansive corner, and the cul de sac and the end of the neighborhood limits traffic. We cannot hear any cars going by because it is so far away from the side of our home. We do not regret it at all.

I guess it depends on the lanai's you have behind you. We have an interior lot where the lanai's behind us have all been glassed in, and the owners have done extensive landscaping, so we don't see or hear people except rarely. However, I understand the feeling of spaciousness of a corner lot which would certainly be a plus.

Great point! Enclosed lanais and extra landscaping make a big difference and are a great idea for enhancing privacy. We are enclosing our lanai for just that reason, plus it also moderates temperatures, keeps things dry, and stops UV degradation of the furniture. (low E glass)

My water bill to water lawn for the time period April 3 to may 3 was $ 42.57. That was using about 12000 gal. Household water was around $12.50 using around 2000 gal. I'm on a corner lot in a designer home. My lawn guy charges me five dollars more to cut the grass than houses on inside lots. The corner will be a little more money to maintain , but I don't think it's a deal breaker.

As you can see from this Thread all corner lots are not created equal just as all golf course lots are not created equal. Best advise I can give you in picking out a lot for your home is to do it very carefully with a lot of research and consideration. A corner lot can be very satisfying. Happy hunting.

Yes Jim, I agree. Actually probably any lot can be satisfying if you have the right neighbors, do some nice landscaping, the sun hits the lanai at the direction you prefer, and it fits your privacy needs.

I've seen, while playing golf, the most pricey lots that I wouldn't want for any $. They had neighbors who were blasting music or radio talk shows (Rush L.).
So it really does come down to luck with neighbors. You could have 10 lanai's behind you with quiet people or you could have just one neighbor in sight but they are a PITA!
And if you don't end up liking your house - just move. It happens every day in TV.

We've seen some golf course lots that we wouldn't care for that people paid quite dearly for. Yes, they don't have neighbors behind them, but if you have a cart path near your property you're looking at golf carts driving by every 7 or 8 minutes, or people near your property line looking for balls. And if you're near a tee box you're listening to the golfers and hearing their carts. We find our interior lot to be much more private in that sense, but again we seem to have lucked out with neighbors, closed in lanai's and landscaping privacy. Our lanai is a peaceful retreat, and I just love it. Everyone has their own priorities. Of course people can move, but when you get to be in your 70's and 80's for example, moving a household is a real chore and is stressful. Plus it may not be affordable for everyone unless you downsize to something smaller and cheaper.

Find one that's not on/near a cut-through and you'll only have your neighborhood cars and carts.
