We've found a house we like in Sumter Co. It has a northern rear exposure. Any pros or cons for northern exposure and Sumter Co. ? Thanks !!

There are other factors you may find outweigh the orientation of the house. How well do you like other features? Are there any shade trees? How close is/are your neighbors? Are car headlights going to be a problem? Noise problems? Odor problems? Etc., etc.
When we found a house we like we haven't found the orientation to be very important. Our current home has front/back - west/east. We enjoy the east when it is comfortable and the west likewise. If the orientation had been north/south we still would have purchased the house.
Oh, in answer to your question, yes there are pros and cons. It is up to you to decide their importance.

My home in TV faces north, my home in Melbourne faces west. Notice no difference in the direction they face.

Which part of the house is the northern exposure, front or back? If front, your southern-exposure lanai might be warm enough for most of the year.

I have a northern facing lanai and enjoy the exposure, comfortable 90% of the year - day to night, with the exception of the colder days in winter, but then I have an east facing birdcage so I just jump over to that side. I am so glad I bought this lot with the northern exposure in the back. No matter what your exposure there is a solution out there to make it comfortable and enjoy the view if you love the house.

Eastern orientation was the single most important thing to me in buying a property. Sunrise here varies at least 60 (horizontal) degrees on the horizon depending on time of year. right now it's rising well north of true east and in wintertime, the opposite.
With northern exposure the sun will avoid setting or rising where you can see it much. Same for the moon. For me it's the least desirable exposure.

Yes we we planning on being there year around! If it gets too cool in the winter I would hope we could get an energy efficient space heater and that would do the trick as the lanai is enclosed and insulated. Thanks for your comments everyone :)

have north face lanai...its the best for 9 months out of the year, then three months it either great a little cool, so we just eat on the patio, but its really cold north or south does not matter
