I have been looking at the villages homes for sale for about a year now as I plan on moving to the villages.
But as I'm looking at the homes for sale and new listings just about every
one is not for sale as I check them on the internet- example a new listing is not for sale and sold seven months ago for one hundred thousand less than the listing and this goes on and on.
I called this morning and questioned them about the false listings and the sales lady said life is too short and hung up.
Does anyone have some input on this or am I wasting my time checking on the villages homes for sale

I bet not. That is updated daily and is absolutely dependable. Most of us have used it for valid information on all aspects of homes for sale by The Villages.
You must be talking about an MLS listing. Some are far better than others.

I searched on "villages homes for sale" and got The Villages die but it had very old information as you stated.

I bet not. That is updated daily and is absolutely dependable. Most of us have used it for valid information on all aspects of homes for sale by The Villages.
You must be talking about an MLS listing. Some are far better than others.
My experience is that they "The Villages" do NOT update their listings in a timely manner, especially when they are "pending". I Just sold one through them and they did not have one that I liked so I bought another one through MLS. I even had Village realtors showing me homes that were already sold,(pending) and the realtor didn't know it.. they have Open houses on homes already under contract, trying to attract backup offers and attract potential customers..This is not outdated info as I've only been in my new home for 6 weeks. I understand their reasons for doing this but it is confusing to buyers at best and downright misleading at worst.

If you google villages homes for sale the first hit is the one above. it is an mls site for marion county and is not an official villages site.

Have you considered building. Depending upon what you want, you may be able to do better. We did.

On a new home if there was an offer they would remove it from the site temporarily until the paperwork was done. We have bought two new homes through them. I don't remember ever seeing resale listings that were sold allowed to stand for months. It isn't truly sold until the deal closes. So pending is striped across it. I guess it is what you are used to. This practice was used back home and I do not find it misleading.
I went with a friend to look at a resale listed by MLS the day before yesterday and we pulled up to see a sign in the window. Sale Pending. He called the realtor who was not aware there had been an offer made.
Things happen fast around here.

one of the totv sponsirs has a great website for mls listings - i like it because it shows you haw many days a property has been on the market! that can help when negotiating a sale price! check it out:

I too, am very surprised to hear this. I was living over seas when I decided to move here having learned about the place from a friend that lived here.
I went to the Villages website and looked at hundreds of houses. I selected about a dozen that I thought I might be interested in. I e-mailed them, was put in touch with Nitin Khibat, a sales rep. I made a trip over here and stayed in one of the lifestyle visit villas. Nitin took me around to all the houses that I had selected in addition to a few that he recommended. I found one that I like, made an offer and accepted a counter offer.
I flew back to where I was living and Nitin handled the whole sale for me on line while I worked on getting my new wife a permanent visa. A few months later we were here.
I found the Villages website to be a tremendously useful tool.

I can't comment on your experience but I bought my home from the homes for sale web sight and I had no problem...I even closed on the computer and everything went smooth....I will say as the baby boomers retire more and more with each day that the homes in the villages can sometimes be sold in hours and by the time it hits the web sight it has already been sold...My neighbor listed his home and in 4 hours it was already pending, by the time it hit the web sight it was sold....Get a realtor to help you with your search..they can send you info on new listings before they hit the web...I would recommend Tim Andrews....Good Luck

I am STILL not clear WHICH site you are referring to. The homes for sale site on TOTV? Do we have one other than just individuals listing?

I don't like to complain especially being new and really enjoy this site as I go
on it every day.
But when I look at a home and then type in their address I get complete different
info on the home, such as this morning the house I checked was not for sale and
sold in 2011, unless I'm doing something wrong this is very annoying and when I called they seemed to care less.
Now I check Lyle Grant site for homes and every home is completely updated.
there is no need to check on the internet to find updated info.
I'd like to thank everyone for their interest and hope I can make my move tp tv.

I have been looking for resale and new homes ........I have never encountered any of the challenges that you wrote about.
I decided on a new home due to what I wanted.So sorry you have encountered so many obstacles.
But in the past 7 years that it took me to decide to retire and look at homes I have never encountered anyone working for the villages to be rude or not knowing what they are speaking about!

I think you're doing something wrong, like looking up an address on Google or Yahoo which will bring up lots of realty sites like Zillow, Trulia, etc. that do not have the current listing of the home because they are not part of The Villages listings.
If you are looking at the home listing on The Villages' pre-owned home web page ( Properties of The Villages (http://www.thevillages.com/homes/vls/index_new.asp) ), after putting in search criteria like type of home and what village, when you see a home you like, you click on it to see the details and photos of it. There is no need to "type in their address".
Are you by chance "typing in their address" into your web browser's address bar and then a Google or Yahoo search is done on that address OUTSIDE The Villages' Pre-Owned Listing Site?
If you do a Google or Yahoo search on an address here, it will come up in many real estate search services like Zillow, Trulia, Realtor.com......with the info from the LAST time it was sold. And the reason it says "Not for Sale" is because it's not for sale in the MLS system.....It is for sale in The Villages' own system (VLS).
I just tried it after looking at my friend's listing on the TV listing site which is perfectly up-to-date. I typed the home's address into a Google Search box and up came the home on various sites like Zillow, Trulia, Realtor.com etc. saying "Not for Sale" and info about the last time it was sold. The reason they show that is because those sites get their info from MLS, but the home listing now is with the VLS system of The Villages.
Maybe you're not aware that The Villages has its own listing service (VLS) which is not part of the usual MLS listings?
Search with your criteria here, and just click on the homes that come up. They are always up-to-date. Properties of The Villages (http://www.thevillages.com/homes/vls/index_new.asp)

It's showing sold in 2011 because that's when the current owner purchased the home.
