My father who lives in TV said he heard the developer bought more land to continue development. Has anyone else heard this?

From this month's VHA newsletter reporting on the most recent VHA town meeting:
Q: It has been recently reported that the developer has purchased an additional 600 acres north of 466A. What is the intended use of this land?
A: The 600 acres is actually south of 466A. At this time the developer is considering purchasing it, but has not yet done so. If purchased, the land would be treated like all other residential property in The Villages. The decision is still several months away.

Why would the developer build Brownwood on the edge of his property. Would'nt it make sense to purchase more land circling it? I think there is no "buildout" for years to come if ever. Also, the golf cart road looks like it will go under 44. JMO

This map has been in the paper for about 3 weeks. He's squaring off TV with property he doesn't own within the current boundaries of TV. Don't be surprised if you don't see the piece by life line helicopter acquired when they leave this month. As for a tunnel under 44 I wouldn't hold my breath on that one. Some of that property S/O Rte. 44 is already in development stages by a non Morse builder. Bowling Alley & Hotel.

Today I was driving west towards The Villages on 466a from Leesburg. There is a big new "Welcome to the Villages" wall sign about a mile EAST of Continental CC with a lot of land being cleared. Is that where Morse Blvd is going to cross 466a?

A: The 600 acres is actually south of 466A. At this time the developer is considering purchasing it, but has not yet done so. If purchased, the land would be treated like all other residential property in The Villages. The decision is still several months away.In addition to what collie posted, there was an article in the Daily Sun a few weeks ago which reported this.
The developer has a contract on about 1 square mile (about 640 acres) south of 466A, across from Burke's BBQ. In addition to this, the developer already owns about 600 acres immediately south of this. This can be seen on the Lake County GIS website.
So, the developer has a total of approximately 1,200 acres which appear to be potentially used for more of the "magic formula" of golf courses, rec centers and homes. The west edge of this meets the east edge of property already owned by TV and planned for development.
So, imagine a road like Hillsborough Trail continuing eastward from the future southern extension of Morse Blvd., and it's easy to see how this can be tied together.
What is unique about this 1,000 acres is that it's all in Lake County, not Sumter County. My gut tells me that TV lawyers and Lake County lawyers are negotiating how to create a Community Development District in Lake County.
On the new TV map this area is already shown as a golf course. May be a done deal.

So much for the happy dance of values going up after any impending build out. We bought now because the sales office lead us to believe this was the end of the road for new homes. Still thrilled to have bought, but don't retire for two more years. We might have waited if we thought another section was opening.

You can get one for $5 from the LSL service center. It shows the entire villages and future areas to be built. It's nice to have.

I'm sort of at a loss here why this is a bad thing. The builder had a good idea when The Villages was first started and it took off. Now he has the funds to buy more land and build on it. Why is this a bad thing? We all thought it was a good idea and drank the kool aid when we bought here and this gives more people the opportunity to do the same.

It's TV'S marketing of new homes that brings in prospects for resales. Without hundreds of people coming to TV because of their fantastic marketing programs, I think prices will level off and perhaps even go down a bit. Any Sales Representative that tells you prices will go up when there are no more new homes being built is strictly giving a self serving opinion with no validity. There can be a "bubble" even
in TV real estate.

My husband agrees with you, justjim. I was thinking that maybe a build-out would reduce the supply, but you make a good point; the marketing campaign would no longer be there. Plus, sad to say, there will probably be more of a supply than in a non-retirement community due to our age.
But I plan to enjoy myself and not worry a lick about it!

My experience was the same. No hard sell or veiled warnings. Again, just "let's find a house you like ".

You are probably right. Which will be alright as long as he doesn't keep reducing the lot size and keeps up with the same level of amenities offered.
It will be good for us if it continues because it will keep this place the status quo as long as he is doing business here.

There are many Financial experts and interested people with money in the markets who worry that the markets, worldwide, will crash, along with currencies. They may very well be buying the land as a place of investment. After the First World War, there was hyperinflation in Germany, bonds became worthless, the only things that had value was real estate.
They may just keep it as farmland, get federal subsidies and all.
We are thinking of not selling house in North, but renting out to generate enough money to cover costs in The Villages.

The Fruitland Park City Commission had been scheduled to meet Thursday but had to cancel that meeting due to a commissioner’s inability to attend the meeting. Next scheduled meeting is September 12.

Fruitland Park City Commissioners have a meeting scheduled Sept. 12 to discuss this matter. I don't think they would continue these discussions if the county had a moratorium on development. However, you make a good point in saying "I know money can change anything". Another 4,000 senior residences in Fruitland Park (almost double their current population) would add a great deal to their tax base.

The developer has a contract (I'm guessing it's something like an Option to Buy) on about 600+ acres within the boundaries of Fruitland Park. The Fruitland Park commissioners have been meeting about this.
And in addition to this, the developer already owns about 600+ acres immediately south of this, in unincorporated Lake County. This can be seen on the Lake County GIS website.
So if they already purchased the property directly governed by Lake County, they must have already "kissed and made up" with Lake County.

Lake County needs $$$$ for road work Ex. 466A. Don't you think the Roadways around that area and Micro Racetrack Road area would be updated? It's my understand that 466 ( old thread on here from a few years back) was finished by the TV developer, plus the tax dollars that would come in.
Let's see how far we can milk this.

In addition to the 600 acres being discussed in the Fruitland Park area one of the workers at Sea Breeze told me about additional land. Probably just a rumor but he said he was talking to one of the property owners who owns land north of 466A and west of Sandhill golf course. He was told that several of the property owners finally sold approx. 600 acres to The Villages for $40,000,000.

Here's my thoughts. Slaughter have the developer be able to expand with Fruitland having cart access than have them be corralled.

In addition to the 600 acres being discussed in the Fruitland Park area one of the workers at Sea Breeze told me about additional land. Probably just a rumor but he said he was talking to one of the property owners who owns land north of 466A and west of Sandhill golf course. He was told that several of the property owners finally sold approx. 600 acres to The Villages for $40,000,000.
I think your news got lost in the excitement of other messages! wouldn't be surprised. I looked at a map. There is open land in that area, not sure there is 600 acres, but who knows. Interesting if true.

If they build on the land in fruitland park and add 3,500-4,000 new residents, publix at colony would get the majority of those shoppers. I have worked there since it opened and that many more shoppers would be mind boggling. Even if they opened a new store on 44 close to Brownwood, colony would be more convenient. The new sweetbay won't make a difference because in my observations, residents don't do their big shopping at sweetbay.

Actually, a retired policeman from our town in Vermont just recently moved to Fruitland Park. He's mentioned that he enjoys coming to "happy hour" at The Villages' squares with his wife.
It's pretty close.......as far as driving distance. Obviously, those residents do come to The Villages and spend their money.
He used to be a deer hunting camp "buddy" of my husband. Sold his Vermont home last autumn, faster than he ever imagined he would. Small World.

So much for the happy dance of values going up after any impending build out. We bought now because the sales office lead us to believe this was the end of the road for new homes. Still thrilled to have bought, but don't retire for two more years. We might have waited if we thought another section was opening.

I hope it continues on long after the developer stops building homes. Why would they leave when they own commercial properties and a lot of the businesses here?

If the Fruitland Park Villages becomes a reality (and from what I read that is a big if) it would only add six months to building new homes at the current rate of building. No big deal.......
