All the Premier Models went up for sale last night. Looks like all new all future home purchases will be from a pool of spec homes. No more custom built homes.

I would say...maybe for awhile...no more custom built homes. If you look at how things have been done in the past, they did all spec homes, than custom homes, now perhaps all spec homes again ...you never know what "their" plans are. I love to watch it unfold.
When I went to Thevillages.com site I see that they have a new premier model called the Kingsbay and they do not have a floorplan or a picture of it yet. They have a new designer model called the Boxwood that seems a lot like the Bridgeport. I always am intriqued when they add new models or change a few details on the old models and rename them. My favorite designers of all times are the Camellia/Gardenia and the Lantana...but now they have changed them each a little and called them different names. Actually I don't see a Lantana in the designer model lineup. I think they are building on smaller lots now. That could be greed...or just good business. Keep in mind they are keeping a lot of folks employed and that is a good thing.
So the sales department/design team may well be tweaking models, adding new models, making decisions on what kinds of homes have been selling and building specs that quite possibly will be very beautiful. They did it before.
People who live here who know someone who knows someone will tell you with absolute authority what is gonna happen. I am telling you that NO ONE knows until it happens. NO ONE...except the folks behind the curtain. The wizards of oz.

I think the King was a Custom Built home, but the owner walked away from it. They created a new name. A Premier home in a Designer neighborhood. Interesting.

I dunno. They have a new designer model called the Boxwood too. Usually this kind of thing happens on the site when things are in flux.

Gracie: You are absolutely right as usual---Nobody knows---as this seems to be Mark and Gary Morse's style of management. It works!!! Although, sometimes we wish there was more transparency i.e. the golf trail wall. Would you spend $800,000 (more or less) on a Premier Home and have no input into its design. I guess you would ----now if you want one!

It's in a premier section, in Fernandina behind Bonifay CC.

I live in that neighborhood. Which house are you talking about?
There are 2 homes that are models not shown in the model gallery and there is no information I can find ie floor plans or price.
Never heard of a "King" model.

Well I wonder if they will sell these off and go straight designer specs for the foreseeable future

I counted only 6 Premier models remaining in Pinellas. Houses sure sell fast.
Where will the new Premier models be once these are gone?

We saw the boxwood about 8 months ago. It is a Bridgeport with a bathroom/closet change. The Briggeport has 2 full baths with a half bath off the living room, and the Boxwood eliminated the half bath and made closet changes in the 2 guest rooms, but otherwise it is the same. they are not spec homes. They are homes with the content 90% of custom home builders would put in their homes.
They are built in advance custom built homes....saving everybody time and money.
As for premiers almost every premier home sold undergoes an expansion/modification/remodel/etc during the first few years of ownership.
By the way anybody who has ever had a truly custom built home designed and built would know thaere are no custom built homes in TV.

I am behind the times. I hadn't realized the Boxwood had been around for awhile.
I asked our rep Jim McLaughlin about the new Premier called the Kingsbay and he sent over a floorplan for it so it must be an ongoing model.
I love to see the stuff they do. I can't help being a fan. They keep their crews working and make money for themselves and that is o.k. with me.
Who knows. We may move once again inside The Villages. They always say three moves are common among villagers.
I imagine they will find some more land somewhere. We may soon be a suburb of Miami.;)

The last Premier homes are planned off Morse down near Hwy 44. It will be called "Osceola Hills at Lake Deaton". The map shows approx. 95 lots. A salesman told me they will probably build Premier models in that section and sell lots.
I also noticed the Designer furnished models in Unit 210 in Gilchrist are also up for sale.
A salesman mentioned many of the salesman had names of people who were interested in the Premier models. They were just waiting for them to be released. I think there were 13 Premier models. As of 6:00 PM tonight there are only 3 models left in the model center in Pinellas.

The last time they did specs only...or completed homes, whatever you want to call them, they had furnished models. The homes for sale were not furnished but they had furnished models, and they would sell those off after awhile, furnished and build new furnished models.
Who knows what will happen. Certainly not me.

The Kings Bay is on Emory -- 4 lots down from Ardsley. It's going for $612k.

There is a new premier neighborhood ready for houses to be built on the west side of Lake Deaton, at the end of Warnock Road (75 lots with roads, street lights and utilities are already in). Since they are not releasing these or any other lots for custom building at this time, it looks like they will build premiers on spec, or at least start this section that way so they have homes ready for the winter rush. If you want to look at the lots, enter the street name "Wading Heron" in the Sumter County Property Appraiser's website.
There are two additional premier sections on the plans; one near the intersection of Hillsborough and Morse, and the other one farther down Morse on the east side of Lake Deaton, "Osceola Hills at Lake Deaton" mentioned by tghoul above.
