Just saw on thevillages.com/homes that someone is in the process of buying a Patio Villa with an asking price of about $193,000. Let the bubble begin!

I see a sale pending for a patio villa with an asking price of $159,900, but I don't see one for 193K.

Just saw on thevillages.com/homes that someone is in the process of buying a Patio Villa with an asking price of about $193,000. Let the bubble begin!

Some of the end units are quite unusual with private, large side lawns. Some have renovated kitchens and bathrooms. The price seems high, but it may just be an extraordinarily appealing unit.

If you check new homes, most Patios are starting at $145,000 (Colony) unfurnished and some as high as $176,000 unfurnished, The one at $193 has had additions and is in a prime lot, so I guess that accounts for the price.

We bought a new furnished Colony in February for $149,700. The home cost (less the furnishings) shows as $139,000. So it seems things are creeping upwards in price ($6,000 more than what we paid)

It's expanded, it has a privacy lot, AND it's walking distance to Lake Sumter Landing. Location, location, location!

The bond is paid as well....so perhaps has something to do with the price.

The sale price may be considerably less than the asking price. And as Not Golfer pointed, the bond is paid.

I have a Colony Patio Villa. Its had a front enclosed lanai as well as a rear enclosed lanai. Bond is paid. I would sell it in a heartbeat for 193,000. But it would be my last heartbeat because my wife would kill me.

Yes, excellent location. Sabal Chase always sells well. Lots going for this property.

I was just looking at the "new" Pre-owned listings. The list prices do seem to be moving upward.

The fact that ads do not disclose the amount of the bond makes it very hard to do price comparisons. Particularly in the newer areas, the amount of the bond can be quite substantial.

On the other end of the spectrum, there is a one bedroom patio villa just north of 466, probably in foreclosure (REO/bank owned) for $90K. The house was listed in March, and the price has been reduced twice since then. From the photos it looks like it needs some work, but for those of you who are handy or know a handy person...

I've seen it....it is expanded and enclosed nicely on at least 2, possibly 3 sides. It's not your typical patio villa, on this nice corner lot close to Lake Sumter Landing.

And it is labeled "Pending". It's a great location.

The sale is pending but that doesn't mean they got their asking price. It is indeed an expanded unit with a premium lot. It s also partially furnished and the bond is paid. I love patio villas, but I couldn't see paying $193,000 for a patio villa when there are so many other choices in the Villages for that kind of money.

Isn't Gilchrist a brand-new Village? There seems to be so many homes in the newer Villages that have wonderful updates that are barely used, like birdcages and summer kitchens. I always wonder if people bought and then changed their mind about living in TV. I realize some of the resales may sadly be due to ill health, but I'm sure there must be lots of other back stories.

Oh, never mind, it's none of my business and I shouldn't be curious. Sorry for the post.

Just sold my colony patio villa for $163,500. Had many upgrades, including hardwood floors plus bond paid. As said - u get what u pay for.

This home is now $444K since The Villages is no longer giving any discounts. I went to see this home and it is really nice. Golf course view and pool plus a really nice layout. It's located in The Village of Gilchrist. Wish I could afford it but I am still really happy with my courtyard villa in Haciendas at Mission Hills.

A house sells for what someone is willing to pay for it. I've looked at some of the new open houses in recent days and I thought they were "overpriced" but obviously others didn't and were willing to pay the asking price. Developer does not negotiate on the price of a new home. Only in The Villages!

Its pretty open in front. If someone wanted to give it more privacy would they be able to plant more trees etc in front or are their landscaping rules in the villages?
