Del Webb Ponte Vedra - somewhat different alternative to TV
TV is perfect for the people who love it there. Some people may be looking for something very active, near a beach, truly gated, and somewhat smaller. This posting is to provide basic info on a new Florida community for people to consider and research if they’d like further info. (I am not financially related to DWPV).
Nocatee is a new master planned community north of St. Augustine. At full build-out, 13,000 homes.
Del Webb Ponte Vedra is a gated 55+ community, one of the 11 communities within Nocatee.
Del Webb Ponte Vedra includes many, many things - here are some examples:
currently about 2,000 homes
single family homes and condos
manned/gated 24 X 7
next to ten Nocatee family communities with water park etc.
golf cart access to town center with shopping including Publix
4 miles from beach
Dog parks
Monthly HOA fee $152.
Indoor and outdoor swimming pools
Tennis, pickleball courts
Golf memberships available, and very near Sawgrass
Many clubs and activities
3-day visit package

I drove through that area when I went to the TPC at Sawgrass. It was an impressive area - not as nice as The Villages - but still nice.
Del Webb does make nice communities. It is not the same lifestyle we have in The Villages but still nice.
Being closer to the ocean does lead to higher humidity. It also leads to higher insurance rates.
Not to disparage anyone who likes to move elsewhere - but I love The Villages!!!

We lived in Jax Beach and Ponte Vedra is beautiful and I love, love, love St Augustine. Might we worth a look after I check on the hurricane insurance issue!

We have friends who've moved there this past summer. They decided on it due to the closeness to the ocean. Had NEVER checked out The Villages before their decision. It "might" work for them since the husband isn't an avid golfer and they like to do day-trips quite often etc.
We've never been there neither but have visited St. Augustine. My observations from living in FL is much of the weather happens either to the north or south of us. Many storms seem to occur (this meaning thunderstorms) happen on both coasts a lot more than here in Central Florida. With physical issues coming from aging etc. the pressure systems with these could be painful.
Ponte Verde has a promotional video much like T.V. has but in viewing it, I wasn't intrigued at all.

I noticed that the shopping and restaurant selection around Del Webb Ponte Vedra has a lot of variety. Beyond St. Augustine with their stores and outlets, a short drive to St. Johns town center has Dillards, Nordstroms, and Jo-Ann Fabrics. Examples of local hospitals include the Mayo Clinic, Baptist Health, Shands Jacksonville.
St. Augustine is a very interesting tourist place to visit. Take the trolley tour, have lunch at the A1A Alehouse, and dinner at Barnacle Bill's.
Very humid weather there and high taxes compared to The Villages.

Ponte Vedra looks/sounds wonderful and so does the Del Webb. For us, TV is a better choice for many reasons, one of which is that we're close to the Gulf AND Atlantic, without all the hurricane possibilities, but we can get to beaches in a little over an hour. Inland 80-90 miles from either coast is ideal! And the breezes from both sides come thru here, too.
I'd like to hear the insurance rates for this new Del Webb....beach is always appealing.

I've lived in the Jacksonville area for 9 years. The month I moved here was September 2004, when 4 hurricanes passed through. An older tree in my front yard blew over. We didn't have to evacuate or anything, and haven't needed to since. Other than that, I haven't had any damages from hurricanes. The Jacksonville area has been spared any direct hits for about 40 years now.
I just looked it up online - Hurricane Dora in 1964 was the only hurricane to make landfall in Jacksonville in recorded history. And the Beatles went ahead with their scheduled concert the next day on Jacksonville.
The homes in Nocatee are in flood zone X, which is a "once every 500 years" flood zone. The people I know who live there can decide whether or not to buy flood insurance - a lot of them do, at about $300 - $350/year. They say they don't pay any more on HO insurance than further inland. It is usually the homes within 1 or 1.5 miles of the coast that have higher rates.

We did a lifestyle visit there just before The Villages.
Del Webb is the 55 plus among all age neighborhoods.
Within Del Webb there were (in Jan. of this year) approx.
400 people there. They have 1 clubhouse and 1 pool.
They have a few clubs. The one shopping center has
A Publix and not much else. No gas station or restaurants
Without going into Ponte Vedra (8 miles away).
The houses are all FRAME construction which I find surprising
Due to the closeness to the ocean.
A house that is 2,500 square feet, 3 car, lanai was in the
Mid$300's.
We couldn't figure out why NO ONE was around during the day.
I was told 50-60 per cent still work. (That's out of 400 people).
After visiting there we came BACK To T.V. and loved the energy and everything about it.
In my mind there was no decision!
Just my opinion...

P.S. Del Webb Ponte Vedra is close to Jacksonville.
If I wanted to retire by a city I'd just stay here in Tampa,
Which is much nicer than Jacksonville!

Believe it was 3 hurricanes downgraded to tropical storms...still windy but not deadly.....2 went to the east of us and 1 to the west. Was here then also and property insurance is less costly...What I always found interesting is that we live in the area where coastal residents come when evacuating the coasts.:beer3:

I actually meant "without all the direct-hit possibilities". And the term "possibilities" leaves room for a lot, or none, or a few.

Goodness knows that there are countless retirement community possibilities in FL, let alone throughout the country, besides The Villages and Del Webb Ponte Vedra. Since you've chosen the latter as your community and say that it "really appeals to [you] in many ways," I am curious about the amount of time you must be spending focusing on The Villages as evidenced by your nearly 1,100 posts on this forum (TOTV). Could you explain this, please? Thank you.

1. I've researched both places; started research with TOTV in January 2011. Have learned a lot and enjoy the dialogues. Have met some of the people. Started research on DWPV in 2013. It appeals to me in many ways. I didn't say I had decided.
2. I will be working full time for another couple of years. Plan to keep researching, including keeping an eye on the growth of special interest retirement places. Give me a village full of retired singers and musicians, and I'm there.
There have been many posts asking about research on communities that people have done. You're welcome.

I didn't see it as that. Many of us love it here. We have voted with our wallets as well as our hearts. It is loyalty to our home place. I felt the same about our homes in Ohio.
It is just how people are. Most of us haven't moved around a LOT.
They cheer for their teams and identify with their town.
I meant it sincerely when I said that Boomers are gonna fill up TV one of these days and there will be other fast growing areas for retirement.
Glad we got here in time. Hope that all the rest find places they love too.
P.S. Quirky. I just looked at this home. The soaring ceilings and the pool and other architectural elements were awesome. No wonder you like it.

I not only did NOT focus on The Villages (and yes, I do live here) but rather made reference to "countless retirement community possibilities in FL, let alone throughout the country." If you see this as a "challenge," then perhaps I, who would be more inclined to devote my time and energies to where I live, was not clear in asking what I thought was a simple question. Sorry....

A few of the most prolific posters on TOTV do not live in The Villages. It's nice to hear about other Florida communties that others have researched. After all, 19.22 million Floridians choose other lifestyles.

Having been on a lifestyle visit I thought I would post our experience.

Quirky is a smart lady exploring her retirement now while she is still young. This is a forum where we discuss topics and IMO she was gracious in answering your note which I thought was a tad defensive. Quirky, I like that you'er exploring all possibilities and if it's Ponte Verde that will be our loss. TV is a fit for me but obviously there are many great places to live.

Thank you, DuffysMom and Bare. The Nocatee Town Center opened its first few stores in 2010. Currently there are the following stores: Publix, Liquor Store, Frozen Yogurt, Dry Cleaner's, Hair Salon, Vet Clinic, Nail Salon, Eye Doctor, Dentist office, and "Dick's Wings & Grill".
The next phase of stores in well underway. That's why each person is different. In over 2 years it could suit me just fine - but time will tell.

No harm in that. The Villages still remains number one for us.
But one never knows what one might find out there....
The residents (in the photos) appeared to be very much older......
or so they seemed. If you are still employed, you might end up being one of the very youngest of the group.........by the time you retire there, if you retire there.
Small is good. The population seems to be a reasonable amount of folks.
We live in a small town of 16,000........just the right size. It never changes. Our young adults leave after college and go to the big cities where the jobs are. Meanwhile new folks come into town........but strangely enough, our population is always 16,000. We also are spoiled by having all of the services we need right here "in town" even a hospital and two colleges, a museum and much more.
Spring Hill which is south of Brooksville, Florida (small population) is also a large development of homes........but does not have the infrastructure that TheVillages has.......however, the homes on the golf courses are gorgeous with large tall shady trees.........very woodsy. Spring Hill has about 95,000 pop, which is HUGE. We have several cousins who reside there, above Tampa/Saint Pete. Brooksville itself is a quaint older town which our aunt and uncle chose for their retirement.......it was a good choice for them.......as they also enjoyed small town living. It used to be known for its tangerines and citrus groves. I remember them taking us to the Christmas Tree House on their "Main Street"....very cute.
One place I'd still like to see is AVE MARIA.......inland from Naples which is a nice small city on the Gulf of Mexico.
Some pizza chain owner developed Ave Maria and even built a university and a cathedral there.
It was to be a town for all ages......not just retirees.......with schools and such. I don't think it ever quite took off.
Not sure.
Ava Maria is approx. 17 miles from Naples. It was founded by Tom Monaghan, the founder of the Domino's Pizza chain. He also founded Ava Maria University located in the town of Ava Maria.

Thanks for the additional ideas and links! I will research Spring Hill. For me personally, I continue to have strange and uncomfortable experiences with some very close relatives who have "gone off the deep end" with religion, and I just cringe when I see a community called Ave Maria, and a condo on Annunciation Drive. But I can understand how many people could find that appealing.
Jacksonville has its own professional symphony orchestra, opera chorus,and many performing groups, as well as colleges and universities. I know that's not high on some peoples' lists, but I actually made a list of features I like best, and systematically researched 55+ communities across the country against the list.
Dell Webb Ponte Vedra is associated with the Osher Lifelong Learning College, and I am thinking that if over half the residents are still working, they can't be that old! One of my co-workers lives in one of the DWPV family communities, and tries to sneak/jog/bike thru the gate to get to some of the activities.
DWPV allows children under 19 to stay for up to 90 days in a calendar year. The Nocatee water park is the largest in NE Florida....and they have a zip line! They also have a 400 ft. "lazy river" pool to float down.

BuggyOne, it's simple....it's posted in the "Non-Villages" Forum. TOTV has people of all ages, in all phases of their life. As I said in my first post, I have no link at all to DWPV. I know I have appreciated the info I have learned on TOTV. It is not a negative against TV to present info that may appeal to non-TV residents.
Life is a journey. Many of us on TOTV are sharing our experiences along the way.

Those rumors about not being able to get hurricane insurance have been floating around for a long long time.
In 1994 when we bought our gulf front beach condo in Venice Florida we were told that we would never get insurance. Not so. We got it easily.
We were smack on the beach and Gulf of Mexico with an inland waterway on our other side which led out to the Venice jetties.......we were on the Esplanade. No problem at all. Later, the lady from Hawaii who bought our condo from us (totally remodeled by us) had no trouble either....as far as getting insurance.
As of late, we know people who have bought in Florida and also had no problems getting full coverage..........
I would check before I bought anywhere near a beach. I can get hurricane insurance 3 minutes from the beach but even with all the discounts it's costs me $1700 for a 1451 sq. ft. house. People right on the water pay a lot. Now a condo may be different. I can only get Citizen's insurance and they are raising the rates again next year. One of the things I look forward to by moving to TV this week is how much less I'll be paying for insurance.

And so I expressed my "curiosity" (nothing more) and (politely) "asked" (did not demand and believe I was not rude...) if she could explain this. Since you've chosen the latter as your community and say that it "really appeals to [you] in many ways," I am curious about the amount of time you must be spending focusing on The Villages as evidenced by your nearly 1,100 posts on this forum (TOTV). Could you explain this, please? Thank you.
I was taken aback by the response that I received from one poster who interpreted my curiosity about 1,100 posts: "There are some that just have to challenge why someone would mention on this forum other options than The Villages." Hmmm.... "Challenge"? Did I "challenge"? And in my question, did I focus on The Villages? I thought I had alluded to "countless retirement community possibilities in FL, let alone throughout the country...." Even so, I apologized that perhaps I hadn't phrased my question clearly.
Please re-read my question, gomoho. I believe I asked for an explanation as to why someone who expresses a preference for living in one community (which made it sound as though she lives there, although her subsequent post clarified that she does not) would spend what I would call an inordinate amount of time (with nearly 1,100 posts) on a different community. I not only did NOT focus on The Villages (and yes, I do live here) but rather made reference to "countless retirement community possibilities in FL, let alone throughout the country." If you see this as a "challenge," then perhaps I, who would be more inclined to devote my time and energies to where I live, was not clear in asking what I thought was a simple question. Sorry....
Next we hear about "Debbie Downers" and "Harry Haters." Goodness! Where did that come from, I asked myself.... I don't believe I had expressed myself in any which way like this!
No-one owes anyone an explanation of why they post on TOTV.
Goodness, now where did THIS come from? Of course no one "owes" anyone in this sense!
A few of the most prolific posters on TOTV do not live in The Villages. It's nice to hear about other Florida communties that others have researched. After all, 19.22 million Floridians choose other lifestyles.
I agree; I'd been interested in other retirement options for decades, since the time my parents retired to south Florida in the early '70s, which prompted me to begin looking ahead. it's the DEGREE of involvement in but one community (1,100 posts) that I still don't get while simultaneously committing oneself to another community to such a degree that I thought she already lived there (which the OP later clarified) and another poster thought that she must be a salesperson for that other community!
By this point it's apparent that I will not get an answer to my specific question, so I accepted it while still puzzled (and realizing later that I am not the only puzzled poster). So I'm done; it started with a silly curiosity question on my part which seemed to take on a life of its own. Really, it's so trivial; I'm dropping out of this thread and am instead leaving it to the "Debbie Downers" and "Harry Haters." Thank you.

All of the above statements I was taught growing up in the middle of the country. I am NOT one tad nicer than anyone else and have been frequently challenged on this forum for being saccharine by folks that didn't grow up in Ohio.
I think that a lot of our problems with getting on each others nerves on this forum is just the way that we have learned to communicate in the areas we have lived all of our lives.
Some may seem cloying and patronizing to others and and some may be seen as overbearing and harsh to people not used to a certain type of communication.
Underneath, I think we are all the same with different communication styles.

Regarding Ponte Verde, we moved inland after living directly on the Ocean and experiencing 3 violent hurricanes and mass destruction. Also, watching the eroding beaches was heartbreaking. Ponte Verde is a little to close to the action for me.
