View Full Version : Is Village of Collier near Brownwood the next Virginia Trace or Caroline?

Wondering peoples thoughts who live in the Villages on this... Your response is appreciated. I do not live there yet and we will be purchasing in the next month. Prices have risen so high near Sumter Landing and we are now considering new construction near Brownwood.

I think a better analogy would be a village adjacent to Spanish Springs. Virginia Trace and Caroline have the advantage of location for Sumter Landing but also an added bonus of centrality to Brownwood and Spanish Springs.

Sounds like the OP may be comparison shopping and finding that villages like Caroline and Virginia Trace that are immediately adjacent to the square at Lake Sumter Landing may have resale prices that are higher than villages that are farther away from the square such as Duval or Lynnhaven, as examples.

Haven't done any research personally so I don't know if this is true or not.

It's not a dollars and cents issue for us; it's a lifestyle issue. We found the right house with a great location and wonderful neighbors. Love the spirit of the Mallory Square community and wouldn't trade it for the world. Friends who live in other villages say the same things about their situations.

Prices are rising fast everywhere in TV. 10,000 baby boomers a day!
We chose Collier. Great location. A few minutes from Brownwood, Evans Prairie, Eisenhower and Big Cypress. We were fortunate to have gotten under the wire and were able to build. We take possession this Thursday. Feel free to PM us and we can discuss it with you in depth if you like. Who is your sales rep. We used Lynn Peterson. He has been there several years and will go out of his way to explain anything and everything. Very accurate, not pushy ... All around great guy.

i like virginia trace have family there, and have rented in caroline..love the contour of the land..so not sure if my answer is right:shrug:

When we built in Virginia Trace the sales rep. told us it would be the hot spot of TV and she was right homes come up for sale and they dont last long and they get the price they want. Good if you are selling

i have to second that when we looked there it was hard to get an appointment to see a home..or it was just out of our price range

Virginia Trace is a great location as well as The Village of Caroline which is kind of off to the side..........no need to go through a lot of traffic.

V.T. is right off Canal St., correct??? Leads right to Lake Sumter Landing, our favorite square. The third one was not built at the time.

We also like Calumet Grove up in the Northwest quadrant of The Villages or any of those villages around the Polo Grounds and Savannah Center and northwards.......

Diane, We liked several homes in Virginia Trace over the summer, the last of which we offered asking price within 24 hours of it going on the market and still didn't get it as another party paid cash. On another one, the lst appointment to look at it took it; we were the 2nd appointment. There were others; this wasn't uncommon. But it's water under the bridge now, as though we started out wanting a home as close to Sumter Landing as possible, partially because my sister lives in Caroline, we discovered cottages and bought in Hillsborough.

Nanci, if your question is referring to distance from a Square, most of the properties in Collier are closest to Paddock, though some in Hillsborough are closer to Brownwood than some in Collier. Since the Square is across 44a, you'd likely use a golf cart to get there--and everywhere--so distance isn't a big deal. Most important is to find a home you'll love and there are homes to be loved absolutely everywhere!

Ummm.

I think every villager thinks their village is the hot spot.

Everything is selling pretty fast these days.

A new village is fun and a lot of activities happen at first and then you settle in to just....lovely stuff.

Most new people think the squares are important to live near, but after a year or two most people don't go to the squares much. They socialize with the friends they have made and play games with them or just go out to eat with them. The squares have kind of boutique shopping opportunities. General needs for shopping right now are along 466 and 441/27 but 466A and down around 44 will soon be catching up.

There are two MLS agents that send me real estate listings and price changes several times a week for homes in my price range. There are some homes in my price range that stay on the market for more than 60 days -- maybe price? decor?

If they are on the market here for a long time right now then there is an issue. Smoking, not well presented or over priced.

Thank you everyone for your input! We want to find a courtyard villa or something close to Sumter Landing in or near Virginia Trace or Caroline and just can't seem to find anything. We are looking up to $210,000 and ready to buy. If we can't find something near Sumter then plan B is new construction in Collier near Brownwood. We are from Wisconsin and Cheesheads (go pack go) and would love to find something very soon! So any information you can give is awesome!! If you know of anyone selling please let us know. Nanci
