I've been looking at new properties on the Villages web site. I noticed the other day that the price of a house we were looking at went up. The prices not only went up on this particular house but on most of them listed on the site. Are they withholding the discount prices?

I'm not an expert...but just heard in a conversation yesterday that the homes have gone UP 18% from what they were in the winter. This is good for us who already own homes and want to get our dollars out of them "when/if" we should sell.

I am also anxiously looking to buy in TV. However, I have observed an Amelia property selling for 188,000 in November of this year, taken off the market, and now asking 209,000. Another home was bought in June of this year and the owner is asking for a 15% increase in the sales price having owned the home for only six months. There was one improvement for about 5-7,000.
Is part of this due to the fact that we are entering the winter months? Your thoughts would be appreciated.

It's supply and demand and happens in areas other than The Villages. As a result of the apparent increase in prices, we've decided to begin the process of buying when we're 4 years from retirement. This may be a poor financial decision, but we feel we will be assured of having the house we want when the time comes.

There's a choice of wait and see or get in before the market is too high to get into while staying within your budget.

it will not be very long that the entry level homes in TV will be $200,000 and up.....except for manufactured home locations, but these too will increase in price as the land it sits on increases in value (many are purchased and torn down to be replaced with a site built home....a very attractive option in some very nicely developed neighborhoods.

Progress with more demand than supply driving the prices.

The real estate market is coming back, i.e. going UP everywhere....plus, it looks like we could be nearing the end of property to build on pretty soon here in The Villages. My husband says no,they will find more, possibly the Morses own complex in the middle of The Villages ... but I think the end is possibly near.
