title Insurance for new homes

I have always purchased title insurance for any (new or existing) home I've ever bought. A few people told me it is not necessary when purchasing new construction in The Villages. I am not comfortable and will probably get it, but wondering if I could have your thoughts.

I was not comfortable with not buying it either and did purchase it. Cheap enough for peace of mind.
