prices at the design meeting

We haven't purchased yet but I am wondering about upgrades at the design meeting. Do they give you the price increase for each upgrade like, this is the price for standard and this upgrade will cost you this much more and that upgrade will cost that. Or do they simply give you the options and then later add it up? I have built before and with our last house, we were given the price "after" we made our selection. Needless to say we went way, way over budget. Now I am more in tune to what each upgrade costs! I can add pretty fast myself!

If I heard correctly, there aren't anymore design meetings. You see the house you would like and you buy it. Of course after closing you may want to add things or change things.

When we did ours, they were able tell us the price impact of every option.

Really Missy? That is a new wrinkle I didn't know. Thank you. That takes the decision process to a completely different level. So we are looking at spec houses or preowned....

Correct, only option is spec or preowned, unless you have already put money down to hold a specific lot. I think this change took place about a 3-4 weeks ago. There is going to be a lot of spec homes on the market shortly, and there is a good chance that you will be able to find something that meets your needs. If you browse new homes, you will see that some are being built with pools, increased room sizes, golf views, etc. Lots of upgrades based on consumer feedback. Good luck house hunting!

What TV has done is made upgrades on many of the inventory homes. Some are larger than the preveious models already some have larger lanias and garages. some have pools and are on already bigger lots. So if you pick a basic model you want you can pick one that is available with the upgrades already included.

There are a few of us who bought just at the end of custom homes availability.

We have our Design meeting Nov 25. I am a bit worried about pricing being jacked up from what we were expecting. But we didn't even plan to buy.....so we are at their mercy....

I know we were one of the last 22 to purchase a lot for a custom home. If any others out there did and have had their Design appt already, I would love to hear from you.

We are coming down in Oct to try to get the details firmed up. But due to circumstances beyond our control, we had to take the full 6 months from contract to Design. I just hope that we aren't setting ourselves up for serious major Sticker shock!!

Most of us will agree, any surprise from the developer is usually a good one. They don't have to hit a home run on every sale.

Another question arises then. Is it smarter to have a villages built pool or is it smarter to go out and get a separate installer to do it. It seems like houses with pools from the villages contractor is costing over $100,000 for the pool when you look at other similar houses without pools but say "possible pool site". That seems pretty steep.
Or do pools really cost that much down there?

I heard from one of our future neighbors that T&E Pools via the Villages is $20K more than if they wait and have it installed by a contractor/pool company after the house is built. One advantage of having it installed during building is you don't have to deal with construction mess afterwards.

I just had All Seasons price out a 12 X 26 pool with bird cage, solar heat and a few other options the price was $45,000. Still undecided on having it built.
