My husband and I recently bought in the Villages .. we are from Canada.
I want to knock out a wall in the kitchen to make it "open concept". Will probably arrange to have the work done before we arrive, so we need someone totally honest.

Does anyone have the name of a good, honest, reliable carpenter?

S&S enterprises is who I recommend, they have many specialtys. Remodeling,attic stairs,painting,gutters the # is 352-299-4530....Good Luck

Thanks so much for this recommendation .. I appreciate it. I had given up on getting a response. I'll call them Monday. It is so much nicer to get a number from someone than to choose from the yellow pages .. so many people have problems that way! Thanks, thanks. :bigthumbsup:

I believe that very few people in the Villages have had to use a carpenter, thus few recommendations. Like everything else in the trades here, it's difficult to find people you can depend on. If this company is good, keep them.

We are planning to remove the wall between the kitchen & living area (Amelia model, Courtyard villa).
Anyone out there done anything similar?

We just built an addition (concrete with all glass sliders and windows). Jerome's Masonry did the job. They ask for no money up front, do great work and are reasonable.

Samhass: I am planning on calling contractors today for some estimates, do you have a number for Jeromes? (Thanks for the info - It is no nice to get recommendations instead of doing the "yellow pages" thing).

Jerome's Masonry is 352-307-8855. He is a hard working man and as I said, he's also one of the few contractors that doesn't ask for money up front. I found him honest, upright and on time. When he says he'll be there, he's there. Before we gave him the job I checked all his references. Every villager I spoke to would hire him again and so would I.
We heard that one of our neighbors paid some contractor up front for a pool. He took the money, dug a hole, then ran.

He is a general contractor and does it all.

Samhass, I called and made an appointment with Jerome's Masonary. I appreciate the information so, so, so much!! :#1: I really didn't want to deal with an unknown commodity. Especially with contractors, word of mouth is by far the best approach.

I also saw your post on house prices, adding in the bond paid on a resale, plus improvements. You are right on!

Just curious - do you need approval from some village organization to modify the exterior of your house and a county permit?

Village real estate agent told us they are very strict and you need approval for everything, even permission to plant trees! I also hear you need a building permit even to just put glass or acrylic windows in your lanai!!?? Guess this building permit means they will assess you for more taxes?

When I used Jerome's Masonry, he got all the permits and did all the legwork. I just sat back and enjoyed the finished product.

Barefoot -- Have you done your kitchen remodel yet? I sort of semi-promised my hubby I wouldn't even think the dreaded R thought, but turning a Biscayne CY into a Marathon is tempting.

I did get several estimates and chose S & S Construction (Phillip Stephens 303-1183) to do some kitchen work for me before we arrived. I just had someone leave a key for them under the mat! I usually operate on intuition and blind faith. They did exactly as I requested. (They found it rather humourous I was renovating a kitchen I hadn't seen yet). :joke:

They did a good job and were prompt and courteous. Go for it Linda, it doesn't hurt to get an estimate! ;D

I CALLED A CONTRACTOR WHO WAS RECOMENDED BY SEVERAL PEOPLE ON TOTV
HE WAS UNBELIVABE HE CAME OVER TO MY PLACE 3 DAYS IN A ROW AND EVERYDAY
THE PRICE WENT UP FOR THE SAME AMOUNT OF WORK I THINK HE WROTE THE RECOMENDATIONS HIMSELF * * * *BE CAREFUL
