Wow...Zinnia's and Gardenias for five and six hundred thousand.(With magnificent covered pool areas and huge pools and view lots) Prices are going up on SOME new spec designer homes.

Yeah. The general upward trend for prices of existing homes is accelerating too. For many in TV, Zillow shows a 5% (+\-) increase in their Zestimates just within the last couple of months.

good for me. I was hoping didn't overbuild, but I think the view will sell this lantana, when my son gets his inheritance...may it not be soon.

It seems the price increase is not limited to spec designer homes. We were there two years ago looking at new homes and patio villas have increased $22,000. Although, we will not retire for 13 months we bought a home 2 weeks ago due to price increased and possible build out. We wanted to make sure we had a home for a reasonable price. No telling what they may be a few years from now.

From reports I hear from friends up north, the damn has finally opened up and houses are starting to sell again ... perhaps even "boom". During the depths of the recession, it seemed that the only thing holding back sales in TV was the inability of people in other areas to sell their old houses. Now, this restriction seems to have disappeared and sales (and prices) in TV appear to be going up.

Heck Kitty when I mentioned that to my son about selling our home when we go he said there will be no selling, I'm moving in!!

Obviously the market will bear it. They wouldn't be doing it otherwise. It is quite obviously now a seller's market.

A good part of this increase is inflation. Inflation will drive all prices up, food, fuel, medical, travel, etc. While this is good for those of us with houses and low mortgages, it may make it harder to sell old houses in the North. Maybe we should watch for a peak and get a reverse mortgage at the high value.

But how do know it's a peak until it's past?
Sounds like Will Rogers' advice regarding the stock market. He said: "Don't gamble; take all your savings and buy some good stock and hold it till it goes up, then sell it. If it don't go up, don't buy it."

I did not see the Daily Sun. What else is driving these price increases?
Designers from $500k. Are the lots much larger? Homes
with many enhancements? All the lots are optimum? Sure is a steep increase compared to other new Designers currently for sale.

When homes were built to order you did not see the sale price unless you look on the Sumter County Property Assessor's website. Now all of the add-ons are being done on spec houses so you have the full range of prices on designer homes. Follow the base cost for each model to see if there is an actual price increase.
Spec Premier homes are being built near Lake Deaton; you can see them if you drive east along 44A.

These are all tricked out. All the good stuff; granite, glass in cabinets, and kicks in size everywhere.... and the pools are MUCH, much bigger than most pools here and so is the area under screen and these are all on view lots. Read post above from Bike42.

If the home site has a golf course view, the lot premium is $175k or more.

My husband and I are one of those lucky ones up north (Atlanta area) that decided it's time to make the move to TV. Within 3 days of listing our home we had an offer, and will be closing in a few weeks. The real estate market has definitely started to turn in a positive direction, which is nice to see. Heading to TV this weekend to search for our new home. I cannot wait!

Welcome to TV. We moved her 17 months ago from Woodstock, GA. Tried to move 3 yrs ago but couldn't sell. I would say give me a call when you are here but we are are away right now. Pm me if you like.
