View Full Version : Hometown Property Management as a renter

We are planning to move to TV in early December and will be house hunting there next weekend (10/27 & 28). We'll be looking for a long term unfurnished home, probably a designer model and HPM seems to have the largest selection (at least online).
I'm going to guess that HPM is connected to the developer and I'm wondering if anyone has any experience with them as a renter. I've read through quite a few posts about home owner's experiences with them, but I haven't been able to find many from a renter's perspective.
If anyone has any comments, I would really appreciate hearing them.

HPM is NOT The Villages. We used them when we rented and it was a nightmare. Look for alternatives.

Suggest you publish online here what you are looking for. If there's a way to get under the commercial radar, TOTV is it.

HPM was a "mixed bag" on a previous Thread. I would suggest that you use the "search option" to look at those reviews. Its a fact, Renters like home owners, have bad and good experiences and sometimes what happens is beyond the control of the Landlord or management company. Perhaps ID's, Gate Passes, guest passes, roundabouts, Golf carts, etc. etc. makes renting in TV a bit different than renting elsewhere.

If you decide to go with HPM, make sure you ask for a list of what is in the house and do a walk through to verify those things are there , count linens, etc. or you may find you will be charged for things you should not be.

I saw a property number listed on the HPM site. It looked like something I would like to rent. I spoke to a person at HPM and the property sounded good. I gave them a deposit over the phone and they said they would send a confirmation in the mail. When I received the confirmation, they did not indicate the address of the property I was renting or any information relating to a specific property. I called them back and asked what property was I renting, and they refused to give out the information, and said you will find out when you check in. I needed the information to set up other things such as a golf cart rental, newspaper delivery,etc. I tried every other way to have them give me the information, but they still refused. I had no other choice but to cancel and have the deposit returned. I would think the owners of The Villages would be ashamed with actions and attitudes of the people who run this business. Not a good rental company in my opinion. I would stay away from them.

As an owner, I am using HPM. They required me to buy a new microwave and dishwasher even though they worked. They also had me replace the carpet in two of the bedrooms, buy a new dryer and have the entire house painted.They are really serious about renting out quality homes and keeping up with the lawn care company. If I were to rent, I would not rent from an owner over the phone and I would use HPM because I know they have high standards on their properties.

I rented a house I located on **** from them. Other than having to call and/or email more than once to obtain responses I had no problem. They were friendly and courteous enough when I got ahold of them. I felt they were very busy (April). The house was in great shape. The yard and spa were well maintained. I received back my full security deposit. They seemed pretty laid back and slow compared to what I am used to in large metropolitan areas.

THEY ARE NOT PART OF THE VILLAGES BUSINESS. We had a horrible experience with them and I would never recommend anyone use them.

I have rented 6 times in TV since 2011. I found one rental on TOTV, and the other five times I have rented homes using thevillages4rent.com. All 6 homes (in different villages) were great, and I had positive experiences with each landlord.
I would not want to rent a home in The Villages without knowing which village the home is located in, but that's just me.
