Ours was $145.00 until a couple of months ago and now it is $147.84

JBartle is correct. It is based on the date you purchased your home then after that it can't be raised more than 3%

147.00 and change this year in Sanibel. It depends on what the rate was set at when you bought your house and there is a percentage it can increase every year. There. May. Be a lid on it also, I don't remember.

I was way wrong on the amenity fees as I too thought everybody paid the same. I just thought what difference does it make when you purchased your house and how does that figure into it? Clear as mud.

It was explained to me that our amenity fee can change every year based on the Consumer Price Index (CPI) and the date you put your deposit on your home. Ours did go up this year in August from $145 to $147.54 which was the time last year we had our design meeting. I questioned the fact that the information on how much it costs to live in TV still shows it as $145 and was told that $145 is still the price that folks start with. We're paying about $10 more than some of our neighbors that moved in just a few months before we did. That just doesn't seem fair to me.

We are paying $147 and closed on our home in 8/13.

JBartle is correct. It is based on the date you purchased your home then after that it can't be raised more than 3%
There is no cap on how much the amenity fee can go up, your declaration of restrictions covers the process of how the fee is raised. Could you be confusing the property tax cap of 3%?

Looked at a Patio Villa last year over on the "historic" side. Sales agent told us the amenity fee would be $125. Then looked at a Ranch home on the same day in Summerhill and was told that the amenity fee would be $145. The agent said that the difference was based on when the home was built, and the size of the home.

Ours is $136.30, bought 11 years ago. LOL It was only $95 back then :( But over that many years I guess that isn't bad.

$143.46 for October. Bought home as a resale at the end of 2010 - built new in 2007.

The Villages Fact Finder- Amenities
In The Villages, the 43,215 households (as of August 2011) all share the same amenities, whether Villagers live in District 1 or 8, or in a designer home or villa. Amenity Fees are a contractual obligation each householder made with the Developer at the time of purchase. The monthly Amenity Fees are included in residents’ utility bills. So why aren’t we all paying the same amenities fee?
Here are the variables: The prevailing amenity fee (currently $135) at time of purchase and the consumer price index (CPI), and when and how each of these variables changes. The details are spelled out in each Villager’s deed restrictions and covenants. Here’s an example of a current change for a homeowner whose amenity fee is adjusted annually (some are adjusted every three year and others in Districts 1-4 may be capped at $155). If a Villager’s home closed in The Villages on October 10, 2010, and the amenity fee was $135 per month, an amenity fee adjustment is due this month. At purchase last year, the October 2010 CPI was 218.312, and the new CPI in October 2011 is 226.545 — an increase of 3.771 percent and the new amenities fee will go up from $135 to $140.09.
Exceptions to Current Amenity Agreements
Contracts and agreements in existence when the original part of The Villages, now known as the Historic District, was purchased were honored and terms were grandfathered in for as long as those existing properties remained in the family. Some of these homes in the Historic District had amenities fees as low as $45 and $50, and included services such as free exclusive golf on one course, and free cable and trash pickup. There are a few homes of this type still remaining.

$145.07. I too thought that everyone paid the same. I was informed Sunday by a guy that I met that it has to do with the size of your house and whether or not your house was sold recently.
I don't know about the size of the house deal. I have to have one of the smallest houses in the Villages yet my fee seems to be on the higher side or at least average.
Another thing here that is, as someone else pointed out, "as clear as mud".
Don't get me wrong. I love the Villages and wouldn't want to live anywhere else, but there are a few minor things like this that I wish I understood.
