View Full Version : New Cottage homes in Charlotte

we have been looking at 3 new cottage homes in charlotte, the at ease, anchor and hamock. they went on sale back in july. anyone know, besides the huge price increase, I think its huge anyway, why this area is not selling. we are considering, but maybe because they back up to a soon to be main road, or whatever......the three all with the 2.5 garage, nice corner lots, have not sold....what am I missing?

They must be new. Maybe they are priced too high? Their pricing is sometimes not etched in granite. I remember when the "cottages" by Lake Sumter Landing went on sale and they seemed very high to me, but eventually the prices were dropped.
Who knows. I don't blame them for trying to make money. That is the reason you build, to make money. That is how business works.
But it may be too high a price for what is offered.

My guess is they are too high priced for a home that backs up to a main road.

We have an At Ease in Charlotte on a corner lot with a 2 1/2 car garage. We closed in Oct. we have noticed the prices are now higher. I will say I LOVE our cottage home. We are pleased with the location. I can't say enough good things about our neighbors. My honey has been there painting , putting up fans, doing the undercounter lighting the past week. I can't wait to go down Tuesday and see all the improvements first hand!!!
I would say that really all the prices are higher than when we bought Labor Day weekend. The prices may come down, but then again they may go higher. I'm just so glad we are in this Village.

I can say the prices have gone up dramaticaly since I bought in August of 2013.
Supply is low and demand is high at least on pre-owned. IMHO

Since they started building only "spec" homes in September/Oct. the builders have really ramped up. In Collier they were building entire streets/neighborhoods at a time, and they really went up fast (about 10-12 weeks). Perhaps, there is an excess of new homes available, and folks may have more choices available. This could be one of the reasons for the slow sale of the homes you are looking at. Houses on a main drag or semi main drag still seem to sell rather quickly, with some of them commanding extra $$ for the lot since they consider that a "view" lot (no one behind you except for the street).

We just closed on our home in Charlotte. I have noticed that you no longer see homes discounted. Must be because the end is in sight. I'd rather have a neighbor behind me than the noise of the street. Love our neighborhood, everyone is very friendly.

I will be closing on my home in Charlotte on Nov.25...Can't wait to meet all my new neighbors and am so glad everyone seems to be friendly!!! Hope to meet you soon!!!
When it comes to housing in TV, the two most expensive attributes are privacy and a view.
