I am growing VERY concerned. There are three homes currently being re-roofed near me here in Duval. None can be over ten years old, probably closer to six. Is this an indication of a bigger problem? A properly installed roof should last at least twice that long.

Yes, there are some very serious roof problems in The Villages. It is important for the home owner to determine if they have the bad shingles installed on their roofs. I believe that if the current push back on costs continues between the manufacturer and the home owner the POA may spearhead possible actions. Thank goodness for the POA who appears to be the only recourse when the residents need solid help. Have not heard any concerns on the part of the HOA as it is not something that would help the Developer. There are home owners who are currently suffering under the
bad shingles and are being told to incur significant costs to fix the problems.:rant-rave:

A properly installed roof should last at least twice that long.On March 18th of this year a neighbor of ours here in Hadley contacted Barney of C&S Residential Roofing 352-637-0049 to find out about getting defective roofing replaced by Owens Corning, and by the end of the day I had found out that we had to have our shingles replaced. We immediately contacted Owens Corning to have a claim initiated.

As a result of that initial contact there has been 4 or 5 of us who have had total replacement approved. Three homes have now had their shingles replaced and our home is scheduled to have crews here tomorrow morning to start work on replacing ours. 100% of our costs have already been paid to us by Owens Corning and that included the cost of temporarily removing the solar heat panels and re-installing them after the shingles have been replaced.

I don't know if OC still is approving 100% replacement, partial or none at all, but I'd recommend giving Barney at C&S a call and request that he stop over to check out your roof shingles and advise you from there. If he tells you the shingles are defective and to contact OC to start a claim, he'll probably give you the phone number. I'll provide it to you now anyway so you'll have it if needed. Added: Figures! Just after I finish posting this, Barney stops over to tell me they he's delaying until Monday due to possible rain this afternoon and tomorrow! Oh well, at least the new roof will last another 4 days until needing replacement again. :p

how did you know your shingles were defective?

Ours were picked up as defective by our home inspector in June 2012. We were lucky enough to have a REALTOR that was totally informed about this issue. We were actually I believe the first people in Hadley to have this done and she told us as soon as your neighbors see what is going on they will take the warning they received seriously and have their roofs checked. Sure enough, one after another we say new roofs going up. You either have to be the original owner or signed the paper work to transfer the warranty if you're the second owner and report the problem in the 5 year time frame Owens Corning has set.

One way to start the process is to call the Warrany Dept of The Villages. If they say you have Oakridge tiles you "may" have the defective ones. Then
call the original installer (warranty Dept will provide name) have them test the tiles on your house. They will take a couple of tiles and send them to Owens Corning for agreement they are the defective ones.
Once that has been done and assuming they are defective ones the fun starts as Owens Corning may give credit to the tile supplier and tell you that you must pay for the installation which can run $5,550 for labor +. Why they expect the home owner to pay for the major repair costs of a defective product they have had installed on your house is allegedly "outrages". I believe this is the where the POA has considered backing the home owner's and helping to do something about it? :rant-rave:

how did you know your shingles were defective?Barney from C&S climbed up on the roof for a visual inspection. Having found defective tiles he took pictures of them and emailed them to Owens Corning. Needed our claim number from OC when doing this.

Here are the fully reimbursed cost for our 12/2007 Gardenia:

New Shingling Labor + Material Cost: $4451.50
Solar Panel Removal + Reinstating Cost: 520.00
Total Cost: ........................................$4971.00

Check with home warranty, Barney may not have installed your roof.
If you have documentation from OC that you roof is FINE......then I would trust the inspection.

I think OC is being very fair about the faulty shingles. I contacted Sack roofing to inspect my roof. They took samples from my roof and sent them to OC. They sent a check for $7500 to pay for labor. I saw the shingles they removed from my roof and it was obvious they were defective. Some of my neighbors were told their shingle samples met the minimum standards and would not be replaced.

Check with home warranty, Barney may not have installed your roof.
If you have documentation from OC that you roof is FINE......then I would trust the inspection.Barney didn't install our roof either, so that didn't make any difference one way or another in OC's replacing our roof.

Also, I believe that the homes in the Village of Duval are well beyond TV warranty - built around 2006 or so - and the only thing home warranty can probably do at this time is provide the name of the installer when the house was built. That information might also be available on a sticker affixed to the circuit breaker box in the garage.

Even if I had a certificate from OC, I would still have have had Barney check, especially since there was no charge for that inspection and peace of mind!
