Anyone else have issues with yards that never dry out. It's not rainy season and it's a good thing the grass doesn't need to be mowed. Our yard never dries out. You can't even walk in the yard, it's soaking wet.
Anyone else have this problem. Maybe we can get together to get them to fix it. I'm sick of the stupid excuses that it's because others houses are watering the lawn.
Should I just call Home warranty everyday and say the yard is wet.
Any suggestions on how to get it them to fix it??

If water is naturally shedding from the surrounding area, there will be little you can do. Do your immediate neighbors have the same problems? Does your soil have a lot of clay in it, that isn't allowing the water to be absorbed?

That doesn't sound very good. Have you checked for underground leaks from the sprinkler system in your yard and your nearest neighbor??? It happened to us and my neighbor claimed the break was on my side of the yard, so I had the water company come out and they checked it all and it was a sprinkler break at a connector section in the neighbors property. Their area was totally soaked all the time and they had no clue what could be causing it. It actually was very simple to fix. I would suggest you check this out. If your house is still under warranty, once you find it out, they will repair it for you.

What did the warranty people say? A French drain is cheap and easy to have done.

OP, If your house is still under warranty, sure you should call them to see if they will come out and check it for you. You have nothing to lose and I found warranty to be very cooperative. Your situation sounds like either a pipe leak or a drainage problem.

It is a drainage problem. Which they have told me a neighbor that they know there is a problem.
I guess if you know there is a problem why not just fix it.

Did you see this problem over the past summer when we had a lot of rain? We haven't had that much lately so I'm wondering how could it be drainage? Just my question, but to me, if its a new problem, I think it could be more of a burst sprinkler pipe. They do burst very easily. You may need to do more discovery on your own if warranty isn't giving you satisfaction, but if you find the source, they should pay for it.

Turn off the irrigation (purple) water valve. Be sure to unplug you irrigation system so it will not try to run without water. Leave the valve closed for a few days, if the area dries out you have found the problem.

We just closed on the house 11/1. It's not an irrigation line that has been checked. It's a drainage issue. The whole yard is wet. We talked to the builder, he told us it's a drainage problem. So we just have to keep calling home warranty dept. Since they know it's a drainage problem why not just fix it without me calling all the time.

Since you have no other solution I would go down to city hall and talk to the building inspector. Might also talk to the water company. Maybe a main pipe has a leak.

You can count on that they will fix it if it is a new house. They may have others to do first but I feel sure it will be fixed. Is THAT what they said? I find it hard to understand what you are telling us. I know of three such problems discussed on this forum and one drainage issue of a friend and they were all solved to the home owners satisfaction. Why would they stop doing the right stuff now?


Is it that you have to wait for a while? WHAT EXACTLY did home warranty tell you. No? YES? Maybe? Get lost? It ain't our problem?

call warranty again and tell them someone visiting you slipped and fell on the wet area and they want to know who in TV to contact.

If TV senses a safety problem they will jump right to it....if there is one that is:icon_wink:

We had a similar problem in Sanibel which was a drainage issue. It took only one call to Home Warranty. The people who graded the lot and put down the sod, (Earthscapes) in or case, came out, resurveyed and fixed the problem by regrading one side and the other a French drain. All work was done a new sod down in just several days. Problem resolved quickly.

Sounds like you might need a French drain installed??? Does that area of the yard get much sun? Like everyone suggested, notify Warranty Dept, and have then look at it. (Especially since you just purchased home) I'm sure problem can be resolved. Good luck, and tell us when they do fix it please.

We were told by the builder to keep calling and that after we've called a few times the builder will take the problem to his boss. The builder knows it's a problem. So if he knows it's a problem why not just fix it without us having to call. I guess there must be steps and complaint history that needs to be documented. I hope they fix it. You all seems sure that they will. That makes me feel better. Thanks
