We're trying to decide how to furnish our new home, which we will be renting out. Our biggest question is what to do with the third bedroom. Should we make it a regular bedroom, or a "sleeper" den/office (i.e., an office with either a daybed or pull-out sofa)? (There is a small desk area in the kitchen already, if that makes a difference.) Please answer our poll question - and any other advice is welcome.

Oh yes and one more question to the poll:

Would you like Internet access or not?

We have a 2BR/Den model (Gardenia). Based on my experience renting for the last 2 years, most of the tenants are couples who in all likelihood will walk into the den/3rd BR, look around, leave and probably not return. If there's second couple, they'll use the second BR. We haven't had a problem getting tenants.

Based on my rental experiences, i would vote for the "sleeper / den" approach.

Another vote for the den/sleeper. That's what I did with the 3rd b-room. Figure it will be used for "spill-over" guests! Plus I want to put an amoire in there for my computer!

Since my last post - last week I think -we have rented a house in The Villages (Santa Domingo) and will be down there next week! We are just so happy to be able to find a house for a long-term rental there! We'll be buying as soon as we dump our house - long, long story - but for now we needed to get there and get to work.

Thank you to Larry for giving our phone number to the owner of the home.

3rd bedroom question - I would prefer the den. We always need space for computer and sewing machines. So the den is just right. Or setting up a bedroom as a den - closet would be great. In fact, that's what we're renting.

So we're going to become the (dreaded I assume) renters. But our intentions (to become Villagers) are good. Does that help?

speaking as a renter, not an owner, we like the idea of two extra bedrooms because we have two children who visit during our time at TV. However you furnish the third bedroom, as long as it has sleeping capabilities, I'm a happy camper.

Wow thanks for all your input. It will sure make the furnishing choices a little clearer. :read:

I have asked one more question I thought about after setting up the poll question. In this modern age how important is it to have internet access in the home. (Not necessarily a computer but a cable hookup). Since I am assuming at this point we will have comcast as our cable provider.

So if you had a laptop you could use it from home?

I DEFINITELY would want to have a computer hook-up. Also, I would make the 3rd BR an office/den with sleeping capabilities.

Again, speaking as a renter, if your house has a cable hookup for my laptop, I'd be thrilled. As it is now, we have to go to the library or one of the larger rec centers.
